I sold my house within a month and even reached back out to him and still heard nothing. I ended up working with another lender who had fantastic communication and I closed on my new house in 12 days with a great rate. It seems like it really depends on who you work with at Sammamish but I could not recommend them based on my experience.

We reached out to Sammamish Mortgage for our first home purchase as we were frustrated with our current lender and wanted to explore other options. Unfortunately, our experience with them was horrible.

From the start, the realtor seemed more concerned about questioning why our current lender was asking for certain documentation rather than focusing on our needs. Despite clearly stating in our initial call that we were purchasing a townhome, we were given rates that applied to single-family homes. When we pointed this out, the realtor sent us a new quote with unusually high rates and little explanation. The entire process felt careless and unprofessional.

I’d never work with Sammamish Mortgage again and certainly wouldn’t recommend them to any of my friends. Our experience was frustrating and disappointing.

I worked with Onstad-Hawes and he helped me understand how we could truly do a no cost refi . It sounds too good to be true, and after having him walk me through the loan disclosure like 10x times it finally clicked. Nick is a great teacher, he s patient and doesnt mind reiterating things if they arent clicking. By the time we got to signing I was able to talk through folks in the industry on how our refi was no cost and why it made so much sense and was an awesome idea. Also, Sammamish has amazing rates, no origination fee, and unbeatable lender credits. I shopped around and nothing came close. I ve been recommending Nick and Sammamish to everyone I know. Feel free to shop around if you want, but I m confident Sammamish can t be beat.

Applied for a mortgage through them and was told by Chris I was approved for 450k. He said he would send my application to underwriting and we could proceed with the home purchase in a few days. After one week of no communication I reached out to them and talked to their secretary who said they would reach out soon but never heard back from them. Ended up losing out on the home we were interested in. Ended up going with another mortgage lender and got pre approved and had a offer submitted in 48hrs on a different home. Based on the service I got from here compared to my new lender I would never recommend this place and have told people to stay away from this place.

I worked with Ryan and Barb. I liked Ryan s straightforward way of explaining things with pros/cons. Didn t feel like he was just trying to close a sale. Barb sends out auto-update texts reminding you to complete paperwork on the portal which is very helpful as closing moves super quick and not signing documents for even just a day can be detrimental to closing on time. This is a busy office so if you need to be hassled to get your documents in to close on a home on a short time frame then I m not sure if this lender is for you. They give you more than enough information to complete the process but I get the feeling they re too busy to hold someone s hand through the process. You may need to remind them to complete a task during the process but they ll get back to you right away and complete the task once reminded. If you re good at staying on top of the process, I highly recommend. And of course the most important part.. They re very competitive.

We just closed on our new home with Sammamish Mortgage as our lender, and could not be happier with the process & outcome. We engaged Sammamish after initially consulting our realtor s recommended lender. Given the current market climate, we went searching for lower rates, and to be frank I was a bit skeptical of those advertised by Sammamish (given that they were so much lower than what I was seeing elsewhere). Lo and behold, the rates were exactly as advertised, and the savings over the competition enabled us to purchase our dream home. Another lender warned us that there had to be a catch somewhere, but it turns out there wasn t! No junk fees, no bait and switch, nothing like that The process was seamless, transparent, and technology-enabled. The team partnered really well with our realtor and title company on what became a somewhat complicated transaction (fault of the sellers, not Sammamish). But thats just the beginning: the quality of service consistently exceeded my expectations. Trevor was helpful, responsive, and friendly. This place will tell you the real interest rates straight away! No need of going from place to place quoting rates and negotiating which gets exhausting. Sammamish Mortgage was incredible to work with. I was able to start shopping for homes with a pre approval letter the same week and funds were closed 3 weeks after offer was submitted. They were professional and very knowledgeable about the market and got me the best rate possible in a higher interest rate time period. They were organized and overall amazing to work with! Overall, our experience with Sammamish was positive. The process was well structured and the team was able to work with us on all our needs throughout. During our process, there was a pause when we found out the seller had misrepresented the square footage of the home and we negotiated a price reduction, to which Sammamish was sympathetic and patient. Otherwise, Ryan, Priscilla, and the rest of the team were very upfront and honest and ensured the process was otherwise smooth. I cant say enough about how excellent our experience with Sammamish Mortgage was. We were looking to purchase a larger home without a contingency to sell our current home. I worked with Ryan to explore options and he was able to support getting us pre-approved quickly. Once we found the home, we encountered some issues with other mortgage lenders but Ryan and his team were able to jump in and close on our new home in about 3 weeks, faster than they even expected! Ryan is open and honest with his communication plus is driven to find the lowest rate possible in a world where interest rates continue to climb. I cant recommend them enough!

We got recommend and worked with Ryan and Tonya to process our loan. They were the only lender able to close in less than 21 days so we didn t have many options. Tonya was unprofessional and didn t get the process rolling until the last minute. Tonya asked for documents over and over again and documents that weren t even needed for us to get approved. Ryan was dishonest with us and said he will adjust our loan if the rate dropped below a certain number before our closing. It did drop lower than the agreed upon number and he refused to honor his word. A few weeks after closing, they sold our mortgage to a national lender. So much for working with a local business for our loan. We are thankful for getting the house, but wished we spent more time shopping around for better lenders.

These guys have been awesome in helping me through the home-buying process! I switched over to Samammish part way through when I realized they had better rates and WAY lower closing costs than the lender I was working with previously. Their online portal for completing all of the necessary paperwork was clean and easy to use, which I very much appreciate, and their staff (Trevor and Stacey) were always quick to respond when I had questions. Trevor proactively reached out near closing to inform me that if we could close a couple of days early, Id be able to avoid a second credit check, and they made it happen without a hitch. Attention to detail like this throughout really impressed me. I never felt like I was being sold something I didnt need, and always got honest, straight answers. Really couldnt ask for more. Id highly recommend going with these guys over one of the big banks that assuredly have worse customer service and higher rates. Big thumbs up

Although it was an unknown lender to me and couldve been a risk, reading online reviews were helpful and gave me the confidence. Overall Ive had a disappointing experience with Sammamish Mortgage. They did offer competitive rates and were fast to respond, however, there were few issues #1) When they submitted application for conditional approval initially, it was sent back as they forgot to include a document. So we had to restart the application/signing process. Would have expected the team to have a standard check list before they submit application #2) 3 weeks after the loan closed, they reached out and mentioned they made a mistake and one of the interest rate metric was off in one of the loan documents and I should sign it (back dated) to ensure they can sell the loan to a larger company (else Ill have to keep making them check payments). #3) This has been the most frustrating one - the company only accepts check payments for mortgage payment and so you have to mail a check every month. It is surprising they have no online payment system and do not accept ACH transfers too. Unfortunately, Ive not had a positive experience and cannot recommend Sammamish Mortagage to others.

Don t use Sammamish Mortgage! It is unbelievable that after qualifying for our loan and spending 30 days giving them all the paperwork they required, then three days prior to closing we don t qualify anymore. I m sure it sounds like sour grapes, but our income is the same and no new debt. We are losing out on our dream home and scrambling to complete a loan with a new company. But Steve went as far as to tell the seller s real estate agent that he doesn t think we will qualify for the loan. So now the seller is reluctant to work with us for an extension. After we get a new loan company, we will be contacting a real estate lawyer.

First I wasnt told about the rate increase for 2nd home mortgage even though the new regulation occurred 2 weeks before I signed the earnest money deposit so I was stuck paying 1% higher rate than I expected (had pre-approval letter but rate wasnt locked in) or else lose my earnest money. I also had a lot gray hair come on because since this company doesnt accept crypto, and all I did was sell $60k worth of stocks and put it in stablecoin for interest reasons. They wouldnt accept it saying they dont accept crypto money even though my bank statement show I got the money from stocks and was transferred in the same month to my crypto account.

I narrowed down my choice to 2 lenders and ended up going with Sammamish because their rates and fees were transparent. Other lenders quotes higher rates and lowered then once I told them I found a lower rate. Sammamish quoted the lower rate right off the bat. I was prequalified through both lenders and once I chose Sammamish, they got my file to underwriting in 2 days and underwriting approved in 3 days. We got clear to close in 2 weeks. Nick is great and knowledge. I highly recommend this team.

Overall well executed with an excellent loan officer despite some challenges along the way. The loan processor, Karen, was challenging to work with - she was hard to reach and communicate with, didnt read or review documents or information given to her and even went as that as to be flat rude on one occasion. My husband and I bought our first home with Sammamish Mortgage and are very happy with how everything went. Trevor and Karen were very easy to work with, almost everything is done via their online portal, and most importantly the loan closed on time (actually, we were able to move the closing date to an earlier date thanks to them). Easy as could be. Best rates that I could find plus the flexibility of having the lowest rate or a rate that resulted in no closing costs. Process was easy and secure with an online portal to see tasks and send documents to. Staff was friendly and kept us in the know via timely communications throughout the process. This was probably the 4th or 5th time I have refinanced via Sammamish over the years.

The initial application was very convenient. All questions were answered on their website as well as the required documents. Pre-approval was quick and Steve was honest of the issues we might encounter. Their quick responses throughout the application is the best compared to other lenders we dealt with.

Steven B & and his processor Suzanne T are absolutely first-class to work with. We all know that timely communication is one of the most important if not the most important in a purchase transaction. I was able to lower my current mortgage interest rate little over 1% that is very satisfying. All the process was done electrically via e-signing which is also a big plus - just one time when the final closing, a notary agent came to my home for wet signing. Okay, so, I realize Im biased but I was really blown away by Loris customer service skills! She was just so friendly, and patient, and knowledgeable! I really felt taken care of by her throughout this process, she was readily available to answer any questions, made sure I understand every step of the process, and was just there for me! Talking to her was the highlight of my day :) And I have absolutely no doubt that our friendship had no impact on how she treated me, I am confident that she treats all of her other customers with the same personable, outgoing, eager, and supportive attitude. Refinance takes longer than a traditional loan, but prioritizing those who are buying homes makes sense as they typically have a tighter timeline. I have worked with Sammamish for both a home purchase and a refinance and I was happy with both. The costs cant be beat and I really enjoyed working with the people. Theyre quick and personable. Its a great team with a great product and if I have to buy or refi again, Id choose them with confidence. For context, we both bought and refinanced in Idaho and everything besides the final closing was done virtually with a few phone calls in between so that was extremely convenient.

Sandra was amazing to work with! She made sure weve got full and complete information of how the loan works, she explained and made sure that we had contacted other loans companies so that we can get the best offer available on the market! Overall it was very positive. There were a couple times when data had been submitted and was requested again which at times was frustrating but most of the process went smoothly
