I tried to use this was the waste of money. It seems they pick and choose who to take seriously. And they take so long to do everything that the house I had under contract 98 Ruth street Pittsburgh pa owner wasn’t waiting and longer and sold it to someone. Now the same house is on market for $389,900 after I told them arv would be $350k but they send people that knows nothing of the area in which they came back with $225k arv than we had to get new people to go out. Which takes month. I invested $7k in them now I’m broke cause they was doing they job but still wanted me to keep paying them monthly. Now I’m broke and I lost an opportunity. This could of been my break through now I’m just looking from the outside.

I had a wonderful experience with Investors Edge. They helped me find a great property that yielded returns much higher than I was expecting. I put up a little over 150k and in about 10 months got back a little over 22k for a profit margin of 14.59%!

SCAM! They make it so hard for you to even see a profit from a flip. They charge you a one time fee of $3000 and change, which they tell you comes with help weekly and it does not. A waste of time!

Reanna is great! Very few can cut the mustard in this industry. Reanna is a mustard cutter. Ive been in this business for 30 years. It doesnt get better. It (usually) gets worse. However, there are exceptions & Reanna is one of those exceptions. Shes a young woman with an old-fashioned business brain. Refreshing! I believe those negative reviews are genuine and indicate a clear pattern. Ill echo what others have warned about: as a manager of the LLC, expect no 100% financing. They lowball the ARV, and communication drops off once you become a member. You cant get your money back and its almost impossible to reach anyone unless youre posing as a new client. Contractors control the draws, which makes no sense; if youre repaying the debt, you should control everything.Theyll respond to your reviews with detailed explanations, playing the victim and claiming innocence. Save your $4,000 to $6,000. They might offer a few people 100% financing to showcase good experiences, but those numbers are so low that the risk analysis is minimal. This tactic is designed to lure you in with false promises. In reality, 95% of people won t get 100% financing. It s a scam to get your money and sign up more clients. They withhold crucial information, especially from new investors who are unfamiliar with the industry, banking on your ignorance.I paid $4,000 last summer, believing I would get 100% financing on a deal and could continue using them. I had a solid deal: purchase at $460K, ARV at $850K, rehab at $70K. I closed within 7 days with another lender and sold the property two weeks ago. Despite this, I still havent gotten my money back. I have been calling for about four months with no success, and they only respond to new client inquiries. Their upfront fees, like the BPO (Broker Opinion), are overpriced at $600 compared to the usual $200-$300.Companies today understand the power of reviews and might hire people to create fake positive reviews. However, my experience is genuine. Those working for such companies should be ashamed of taking advantage of people. One day, they might face legal consequences. These negative reviews aim to protect others from similar experiences, not to disparage you personally. Change your practices or face the consequences.Dont be fooled by seemingly positive reviews. Be smart, not desperate or gullible. Look below at my emails written to them in regards to get my money back. They said that I occurred cost. Lies, Read my concerns and why it wasnt for me. I tried to be cordial about it.

SCAM ALERT !! I would choose zero if I could. This company is a scam. After their salesmen sell you the 100% financing they take a large sum of money for me it was $3995. I paid for the initial fee and asked for a refund 24hrs later after realizing that this company is a fraud with many complaints online (Do Hard Money). Drew Baquerizo refused to refund me back despite not using their services because it was non refundable and I had to fight for It. Don t give them any of your money!! Don t sign their contract. You should not pay for financing to get a loan.

When I found Investors Edge I had a deal under contract and time was ticking! Other hard money lenders wanted me to have over $100k to be able to close ! The team at Investors Edge looked at my deal and were able to get me 100% financing. I had a $385,000 house under contract for $180,000 and they lent me 70% of the ARV on my first flip! I made over $100k on a flip that took me less than a month to rehab and get back on market. For anyone really serious about getting deals done I recommend Investors Edge!

Being new to Real Estate, it s been a hard journey finding people that are knowledgeable and willing to help you out. Matt Gregory has been phenomenal. I just completed the training course today, and let me say he has been very thorough, patient, and a great teacher/mentor throughout. I have taken prior real estate/wholesaling/investing courses so I am familiar and confident in what I am doing but at the same time still have so much more to learn, so it was hard not having someone to walk me through the process as I didn t want to make any mistakes, that was of course prior to finding Investors Edge. Accessing the software has been easy due to his guidance. My team and I are getting ready to start our first deal and I can t wait to see where we go from here. ***SCAM ALERT! BEWARE!****** DO NOT give this company your money! They claim to work with first time flippers because they think we are naive. They claim to provide up to %100 financing but trick you by low balling the ARV. The also have excessive hidden junk fees and because you are new they think you wont notice them. Their employees are rude, negative and condescending. Thank God I had the good sense to walk away and find another lender. The other lender sent out an appraiser who properly valued the property and it appraised for higher than I even thought. I successful closed with the other lender and Im halfway through my first flip. Thank You Investors Edge for a hard expense lesson learned. As I grow in this business and learn more, I promise you Im coming for you!

I stumbled upon Investor s Edge website during a random google search of ways to fund my real estate deals. After doing my due diligence, I decided to give them a try. Upon gaining access to their website, I quickly realized that Investor s Edge was the real deal! Their website provides formal training in different real estate categories and so much more! Its not set up for you to win. They sale u with their presentation to get your money but then once you are in. The system is flawed. Some of the people are nice, some are rude. My recommendation dont give your money. They took my money and nothing i did was right for a deal. They make sure the process is to work against you. I was robbed and finessed. Im assuming we cant reply to your messages but u are looking at someone elses file.Thinkimg about filing a class action.

Run, don t walk away from these guys. Extremely vague (sometimes straight up dishonest) on property ROI. wouldn t approve contractor draws which delayed being able to list the property.

Attempted to use them in house that was a great flip. They gave me the criteria and I worked hard at meeting them. Had a realtor and contractor I foundwgi were willing to help me. Had the property under contract. They were playing games with lending the money and I lost the opportunity to acruote the property and the trust of the realtor I was working with. They sold all those wolf tickets but would not loan the money. Trash

Ask yourself why this lender charges just to have the opportunity to work with them. Likely because their terms are not good enough for sufficient deals. The process is extensive relative to other hard money lenders. I started the process with DHM and quit due to their requirements. Went lender shopping and have worked with 2 different lenders with much easier processes and better terms. Dont pay for this scam.

++EDITED TO RESPOND++ Got ripped off for 3k. Run away! Support for my area was zilch. Hoops to jump through were not achievable. Could have used the cash to put towards a down payment on a house and actually had something to show instead of a bunch of worthless paperwork from researching properties that couldnt be approved due to the restrictions set out by DHM. GREAT BIG WASTE OF MONEY. RUN AWAY. I was never able to even get any estimates to submit. Every contractor wanted money to give an estimate and Id sunk every penny I had into the 3k fee. Every call to DHM they said contractors shouldnt be charging for estimates but they had no contractors they could refer me to in my area. They had NO resources to refer me to in my area. Again... RUN AWAY

I found that working with Meaghan and Kristi at Do Hard Money was pleasant and professional. During the weekly update videos Kristi was very helpful in making sure the project stayed on track and was able to address any unexpected issue with calm and clarity. Meaghan covered all of my concerns during the draw process, property listing updates and questions to pay off the loan. It has been a pleasure working with the both of them. We just got three new properties under contract. Im hopeful that I will be able to work with both on these upcoming projects.

We have been working with Do Hard Money for a few years now as a capital investor. Things went pretty good in the first couple of years as we received decent return. However, in the last two years the investment quality has come down and it has become a risky endeavor - we are projected to have a loss at one investment, and possibly two to three. When the projects dont go as expected, Do Hard Money does very little to protect your investments. One silver lining in the situation is we have a fantastic servicing coordinator, Neelam DeYoung. Neelam is very responsible and reliable. She works hard to protect our interest and watches out for us. She is sharp and knows her trade. We are lucky to have her by our side, and so is Do Hard Money.

Do-Hard-Money is a great company, my experiences with Haley, Neelam, and Meaghan has been nothing but exceptional. As we ve been closing on multiple deals Haley s knowledge helping with the rehabs and administrative skills are excellent, Neelam management and drive to get deals closed and houses ready to be sold is such a great resource when trying to get houses on the market, Meaghan customer services and drive to get business done is some of the best I ve seen in a long time. This was the absolute worst company to use. I m telling everyone that uses them you are going to lose money and jump through so many hoops. I was explained that I would have to put zero money down besides 3500 dollars and then they told me that I was going to have to put 17k down. Don t let them make you fall for it! Horrible explanation in the beginning process .

Please please please do not waste your MONEY. Im a combat veteran and shame on me for falling into this trap.I admit I used poor judgement signing up. Im am very optimistic person. Wow I had some dreams behind this investment. In my experience this company has not shown that they are committed to its members. The lady , which was supposed to be my sponsor, told me from the beginning Im your biggest cheerleader I have not heard from her again. Not even a text message to see how I am faring in my endeavors with Do Hard Money. I hope the 3500 is worth it. I may just be a failure so I wont express too much contemp but IF indeed Ryan G. Wright and team are practicing scammers I pray Gods judgement on this company. I know what theyll say, Well we see that you didnt finish the module in the backroom or use the tools we provided Well well it does not require 3500 dollars to YouTube anything taught in the backroom. My question is why wont they charge a monthly fee and not require 3500 up front . This is my perspective and opinion so take it as you like. You have been warned.

This program seems to be good if you have a perfect scenario! It s a time killer and involves a lot of evaluations, contractor visits, and involvement from property owner. Property can not have tenants in place so be aware of that. If time is of the essence for your project do not go this route! It s a lot of up front money to try to get zero down. Just go with a regular hard money lender and save yourself the time and money. I thought I had a very good scenario, but still wasn t good enough. So good luck to anyone who thinks they can do it.

I am getting back into the groove of things so I contacted DHM to follow-up on changes. From the the very first time I contacted DHM (2016) until today March 10 22. The customer service just gets better as time goes on. DHM makes adjustments according to the market and the needs of the investors. I want to give a very BIG shout out to Jason and Kayla. Kayla was so kind and sincere regarding my needs. She has excellent customer service skills which is far and few these days. I asked if I could speak to someone so I could get a refresher on things and she assured me I would get a call back. And finally Jason who called me back and filled me in on some of the changes that DHM obviously made in the past couple of years. He listened and made me feel better about my journey. Jason is professional and very kind. I definitely recommend DHM to any investors that may want to start investing.

This business is worth 1 star for the library of information they have available if youre new to real estate investing. However, they require 3,000 upfront to use their services. Their criteria for houses are so restricting its nearly impossible to find one that qualifies, and the loan origination fees and interest are so high the total loan value isnt worth it. SKIP.

We have been working with DHM as an investor for a few years. So far it has been profitable; however, we are constantly reminded (by whats going on with our loans) that it is also risky - we can lose our investment or we can be dragged into a long and grueling process to recoup our investments. Luckily, we havent encountered these. People working at DHM all seemed nice and friendly. Our loan serving coordinator, Neelam DeYoung, is particularly helpful. She stays on top of things, communicates with us, and is very willing to help. Working with Neelam is one of the highlights of our experience with DHM.
