It was a great experience having worked with June Richardson. June helped me with my mortgage application about 1.5 years ago. The contract was signed during the height of covid and it was very tight to meet the deadline given all kinds of delays caused by covid. Jimmy was able to navigate me through very challenging market conditions and walked me through every single detail. I was working with a mortgage broker prior to being referred to Guardhill, and the level of service from Jimmy and his team was just incredible relative to the broker. Jimmy also had a close eye on the market and managed to lock in a rate before they skyrocketed, and negotiated an even better rate right before closing. UPDATE 07/21/2022 : Natasha and Dlaine have just successfully helped me and my partner close on our 4th loan. Natasha is remarkably clear, and quick to respond and Dlaine, has all the traits you want in a loan officer: calm, clear, and accessible around the clock for deadlines and time sensitive moments. The mortgage process in NYC is ridiculously difficult in many cases, especially if you have multiple sources of income (we are professional working artists) so having a lending team that understands the nuances will make or break a deal in my opinion. Prior review (two years ago) Dlaine at Guardhill has been our loan officer on THREE Properties. As far as lending is concerned, buying a home can be an extremely daunting task. Having direct communication with a your lending team should be paramount when shopping for loans. I cannot thank Dlaine enough for her professionalism, her kindness, and her support through each and every step and transaction we have completed through Guardhill Financial. I will never work with anyone else!

He continued to surpass our expectations and would often be the one we turned to for help during our very rocky process of applying for a co op. I just had the closing for my apartment purchase a few days ago with GuardHill Financial as my mortgage providers. Their service was truly excellent! My experience with GuardHill was not good -- I do not recommend. I believe DLaine and Carly meant well, but ultimately feel like there was detrimental lack of communication between them, the underwriter and myself. I am a freelancer who has worked under both W2s + 1099s. I understand this can be confusing, but clarified that I no longer received paystubs for a W2 gig I had multiple times by phone an email. But they kept waiting and asking for them again and again until they used up all my original allotted time AND almost all my extension time. Very disappointed. Again, they were very nice, but for such a big, important deal I would much rather work with someone who listens and is direct + honest over nice. **UPDATE** I was disappointed in the response from Guardhill only acknowledging that I did not receive my desired outcome. So I am writing this now as I have had more success with a different mortgage company. 1. Guardhill charged me my application fee upfront, which my new company is charging me at close. 2. At this new company, the broker just spoke more directly / clearly to their underwriter and was able to clarify my income correctly (based on my 2020 taxes I recently filed -- an option NOT offered or explored to me by Guardhill) and successfully got my commitment letter. 3. The one positive I will note about Guardhill is that they do / did have a lower interest rate than this new company I am working with.

I can t sing Natasha and Melissa s praises enough! Although buying an apartment in a NYC Coop during Covid-19 proved tricky, Natasha & Melissa made themselves available 24/7 to ensure this deal would go through in a timely fashion. Even with a few unexpected setbacks that were out of our control (caused by the building s insurance policy and an unresponsive management company), GuardHill took control of the situation, wrangled all of the key stakeholders, and managed to get me closed with an amazing rate. Natasha and Melissa just did not give up, and were calm, cool and collected all the while! I truly think this deal would have fallen through with any other Lender. Thank you again from the bottom of my heart and I will be in touch on the next real estate opportunity.

Pros- Lowest rate with no points Lowest closing costs Simple online submission with GuardHill app Timely closing Easily the best customer service, Joy and Amber, Madeline. Cons- Entirely remote - regular communication and clarification via email and phone calls. Some electronic paperwork submissions were requested more than once, not a big inconvenience, and the crew at GuardHill was so quick to respond these minor redundancies were quickly resolved. Bottom Line: Get your three quotes, but make sure GuardHill is one of them! JT & ST

I m a first time home owner and I purchased my house in 2013. I ve always been nervous to refinance and mess around with my mortgage, but working with Jimmy and Betsy from GuardHill really made me comfortable. I just completed my 5th transaction with Cindy and each one has been so easy. Cindy, generally, can take the most difficult deals and get them done usually someone who is self-employed or works on commissions or have had some financial issues in the past, which are not even accepted by most mortgage brokers. It was a difficult fact pattern and Cindy was able to work with the various lenders she works with and find one to make a deal that was truly the equivalent of pulling a rabbit out of a hat. This is what separates Cindy from the rest of the Mortgage Brokers out there. Cindy has the knowledge and experience to be able to make loan deals that nobody else can, in fact, before I started working with Cindy, other Mortgage Brokers wouldn t even take my business. I have recommended Cindy to friends, family and business colleagues and each had their individual issues, yet each was able to obtain a loan at rates and upon terms that were competitive with mainstream loans. It has been said that applying for a mortgage is the hardest part of buying a co-op or home, but for me it was the easiest, quickest and simplest process ever, and I would apply for another one in a heartbeat, as long as it is with DLaine Mindreau of GuardHill Financial Corp. D Laine is friendly, very organized and her firm utilizes user friendly software. Applying for my mortgage was fast and efficient. And, D Laine not only knows the mortgage business but also the co-op and closing processes. With D Laine on your side you will never feel as if you are alone. She is completely transparent and addresses all of your concerns, even those not concerning the mortgage. She treats you with respect and gives thorough explanations of how the mortgage process integrates with the co-op application and closing process. Wendy & her team were great and very efficient. Big shout out to Claire who was very professional, thoughtful, caring and responsive. She was very quick with responses and made sure things went right the whole time. She made herself available even on a holiday as well as during a sick day. The whole experience felt very personalized. The process went very smoothly and it closed sooner than expected. Although the rates and fees were a bit less than desirable but that was up to the market and the services definitely lived up to it. Regardless, they were very dependable for their purposes as a mortgage lender. They have my endorsement.

We worked with Jordan Roth and Donna Macove for our latest home purchase. This will be our fourth purchase and the first with GuardHill. In the past, we worked with traditional commercial banks. I think Richard is the only person who could have successfully found a lender for us, given the difficulties of financing our co-op building. He was always on top of the process and immediately available with responses. His staff was first-rate and helped us through a situation in which we couldn t electronically sign documents because we were in a country that blocked such websites from the United States. Richard was confident, calm, and encouraging throughout the process, and when one lender changed its rules midstream, he quickly found an alternative. In the end, we got a surprisingly good rate and a smooth closing. I highly recommend his services to everyone.

Working with Wendy Huang and Amber Daz had been a three month nightmare in the making. Wendy is a personal friend, but after this ordeal, I would not recommend anyone using GuardHills mortgage service. First, they told me that they are a bank which differentiates itself from others because they can underwrite a loan in house in a couple of weeks (in fact, this was a lie because they simply are brokers in disguise and are shopping the loans in the market). Second, even though Wendy is a very nice person, she simply cannot handle all the work herself. She was always on the go and had her sidekicks doing all the works (including Eva Hou and Yan Yan) and paid no attention to all the moving pieces of the mortgage application. Third, they were not knowledgeable at all in market. Wendy told me that I can do a refinance of my primary residence right after the purchase, but in fact, under the Fannie Mae guideline, you are not allowed to cash out until after six months. Fourth, the whole underwriting department was incompetent and disorganized. I have had to over the same bank statements and documents to Kavin Katryan, the processor, for countless times and he continued to lose my documents and told me to resend. Fifth, to get this loan attractive, they asked me to personally write letters including a gift letter even though I told Wendy and Amber that it was not a gift in nature and that the other persons name was a party on the deed. Sixth, they provided a commitment letter and later threatened to rescind the commitment letter because they realized that internally they made a mistake with respect to the income calculation. Seventh, the turnaround time took forever. If I have the time is of the essence in the contract, I would be losing my deposits for now. The final straw occurred when they had the audacity to change the rate from 3.5% to 5.0% on their revised commitment to me, even though nothing has changed. This was clearly a bait and switch shop at its finest, I have made the worst mistake in my life handing my mortgage application to Wendy Huang who claimed to be the expert in her field. Never would I ever recommend anyone using her service and GuardHill because they are clearly incompetent, greedy, mortgage brokers. I am glad with the people who are happy with Wendy and GuardHill Financial Corp, but I will be telling all the family, friends and potential buyers to stay away. Trust me, it is not worth the agony.

I have been working with Kevin Unger for over 5 years. Kevin is my go to guy when a buyer doesnt want to speak with just one bank about a mortgage. I also refer him those buyers who may not be able to get financing from a big bank. He has a roster of banks that he can match my buyers with, always making sure we get to the closing table. My fiancée and I worked with Michael Riemer (who was assisted by Kimberly Hogan) at Guardhill in obtaining a mortgage. We were first time home buyers and purchasing in the competitive Brooklyn market. The process, from the beginning to the closing, was efficient and fast, simple and overall painless. Michael is very experienced in every aspect of the process and his insight steered us towards a product that was a great fit for us and extremely competitive to other lenders we compared it too. We had started the process with a large national retail bank and after a less than great experience found out about Guardhill and Michael through a referral service at our employer, and the experience between the them was night and day. We had heard many horror stories from others who worked with other lenders, but Michael gathered our info (and didn t lose it and ask for the same thing twenty times!), shepherded it through underwriting and was there at the closing. He was also available whenever we had questions and was extremely responsive. For any future lending needs this will be our first stop. Michael Cohen was a pleasure to work with during the process of buying our home. I may have had the perfect storm of problems with my refinance and the process dragged on for two months. If it wasnt for Jordan and his team, it may have gone on for three months or not have happened at all. They were diligent in following up with three separate institutions and made sure that all of the necessary paperwork was signed and in place. They were patient with me and explained the process as I was increasingly impatient waiting on others. I cannot recommend them enough and their expertise, knowledge and professionalism is a breath of fresh air in an industry that could use more of those qualities.

I have been pleased with my service at GuardHill, in particular our loan originator, DLaine Mindreau. The process is never easy, but we were kept informed and up to date throughout the process of obtaining loan. Working with GuardHill we were able to get excellent rates, and in fact have used the company 3 times in the past few years! All in all, very happy with the services provided.
