This was a first time home purchase for me, and John Amini from Golden Oak Lending was the second loan officer we started working with after not being happy with the first officer/company we were working with. After our first meeting with John, we walked out of his office and knew we found the right person to address all of our needs and concerns. He provided us with so much knowledge and different options that we never even knew existed when working with our original lender. The entire process became so much easier and less stressful the second we started working with John. Our budget was on the very low end in terms of the housing market, but we felt that John gave us the same courtesy and attentiveness as someone that would be purchasing a multi-million dollar home. This was very important to us. Not only is John the best in the business at what he does, he is an even better person on top of that. Scott had no problem helping us outside his normal office hours to ensure we were taken care of. He got us a pre-approval letter on a Saturday so that we could get things moving on a home we liked. He provided good communication each step of the way and made sure to explain things in depth considering the fact we were first-time home buyers. I went to several banks that told me sorry we cant help you in your situation. As a last resort I went to Golden Oak Lending where I was given John Amini as my financial expert. The process to get the loan was very smooth and easy. I was surprise that I needed less paper work that I have for past refinances. Why the 2 stars? Well, of course they dont actually service the loan themselves, but they turn around and sell it. They sold my load to an apparently less than reputable mortgage company. Now I am going through the process trying to prove I have enough insurance, but they are not interested in an actual conversation. DONT REFINANCE WITH A COMPANY THAT WILL SELL YOUR LOAN!!!

As a United States Air Force veteran I wanted to refinance my home loan to a lower interest rate. The agent I started working with never returned phone calls or emails, I even tried text messaging, with no luck. I would receive emails from the agent and reply to him answering his questions in the email and asking my own questions. The agent would not answer any emails yet I kept receiving emails from him. Come to find out I was on an auto send email.l, he was never actually reading my responses and had no intentions of answering me back. Let me tell you that there is some kind of agent, some kind of customer service. When I called the office no other agents would help or give me any information other than I see your agent on the phone listing . I would not recommend using Golden Oak based on their customer service or lack there of customer service.

Our loan officer, Steve Schulte, made the process simple and easy for us, and understood our goals with regard to our no cash-out refinance. He didnt try to steer us into anything we didnt want, just worked well with us to help us reduce our interest rate. Let me start by saying Tony S. is AMAZING. We are buying our grandmas house and some people in the family have not been pleasant to work with, Tony is the third lending company I have had to use because everyone else dipped out from the drama with the family member. NEVER AGAIN!!!! We were notified Via TEXT MESSAGE and EMAIL that after waiting 2 months for a refinance, that we would NOT be able to refinance. We were obviously devastated!! Even after being told he was 90% sure we would close the following week. Dennis (Denny) Maher is the most unprofessional coward we have ever dealt with. We were told in the beginning of all of this that we only needed 12 months of solid mortgage payments, only to find out days before closing that we need 24 months!!! Then we waited to hear exactly when we would be able to refinance, that we need to check with our mortgage company to find out. Oh but he had this to say, (THROUGH TEXT MESSAGE) The good news is though that this should go by fast. What in the hell?? Not even a call, even though we left him voice-mails. Talk about unprofessional. Its hard to believe this is coming from a reputable company. We have worked with Golden Oak many times in the past. Now we are going through our credit union which we should have done from the beginning!!! I am currently preparing a letter for the president to relay my thoughts on the unprofessionalism going on in his company. We will definitely tell our family and friends to go elsewhere!!!

This was my first experience buying a home and I had no idea how involved the borrowing process could be as it related to all the needs from the underwriter and such. Very poor service. Make me waited almost one year for closing and never closed finally they said we can t approve your loan. My credit looks good, I been paying my mortgage on time never missed the payment from my previous mortgage company. All I was trying to do is refinance my home for better interest rate. My only problem was I am self employed and it seems liked self employed person will not get qualified for loan. Very disappointed with the service. I submitted so many documents for nothing. I will not recommend this lending Compnay to anyone.

STAY AWAY FROM GOLDEN OAK LENDING. Wow, what an experience. This was by far the worst professional/business transaction of my life. To sum it up, my wife and I started refinancing in December. We got several quotes the month prior (including Golden Oak - When we talked on the phone he said most refinances could be completed in around 30 days.). We were about to move forward with a different lender when Jason reached back out and said to eventually send him the other offers that he could likely beat them or explain why his made more sense. I sent him one offer and he explained why his made more sense. I was pleased but asked him to look at one more offer. I sent him the other good offer we had received from a competitor of theirs. Both of these offers were dated for the day before he reached out, so it was clear I wasnt wasting his time and getting more quotes as we were talking. He explains the offer and all but accuses us of doing business in bad faith - just for asking him to compare 2 other offers (which he offered to do). Regardless of the rude comment, we decide his offer made more sense (2.875% at this time, we were quoted 2.625% but we understood how rates can change) and we should just get it done while we can. Besides, he has been adamant that he will take good care of us throughout the process. That email was December 8th. We had all documentation in by December 17th. This is when our refinancing hell began. We did not hear anything for a while. As aforementioned, we were told that it was about 1 month to refinance. Around Christmas I send an email to see how the timeline is looking, after not hearing from Jason for a couple of weeks, and wanting to make sure everything was moving forward okay, without needing anything extra from our end. I dont hear back for over a week. He tells me someone will be in contact for an appraisal soon. I dont hear anything, and no one contacts me for an appraisal. After another 2 weeks I reach back out and he says there is something odd with the file, he will try again.... The appraiser comes on a Friday, the 22nd of January says he will have everything turned in to Golden Oak by Monday. Perfect, maybe we can get back on the fast track... after all it was supposed to take 30 days and we are at 6 weeks. Boy was I wrong. I hadnt heard anything by the weeks end so I emailed my loan officer, Jason Martin. He responds a week later (2 weeks after the appraisal) saying that we are about 2 weeks from final processing of the loan, then the loan will be reviewed on the 11th of February. Rates had dropped by 5/8% (a good chunk) and I asked if it was possible to get a better rate - something he said was doable at the beginning of this process. He says that on the 11th when pricing is reviewed we can if its our best interest, which he assures us is constantly on his mind. I never hear back from him, and on Feb 26 reach out for an update. I hear back March 2. He informs me that the rate lock is only good for 60 days, and now we must pay an extension fee. Its not worth it at this point (March 2, not February 11 as promised) to get a new rate lock because the market rates increased. Mind you, I have been sitting on my hands waiting for this to get done since December 17th. Thats 76 days with garbage communication and lack of what was promised, and because it took THEM so long, I have to pay a monthly fee (meaning my interest rate went up), but he assures us this is the best possible outcome. March 5th, the underwriting has been approved, he needs a most recent pay stub, if we get these to him by the end of the day, we can close next week. The documents are in that day, but we dont close that week... no we didnt close until April 21st (A 5 MONTH PROCESS)! We find out AT CLOSING, that our rate went up from 2.875% to 3.25% (taking this from the best offer we received, to the worst one BY FAR)!! A ridiculous increase! WASTE OF TIME. If you made it this far, you are a trooper, but please, learn from my mistake and go with another company.
