After hearing other friends horror stories I was a little concerned with how this was going to play out , but Dennis solved every problem that arose , he make sure all the paperwork was taken care of beforehand so we had minimal effort after finding and placing an offer . Amy & Bri were great and helpful they constantly communicated with me through every step of the process. Deadlines were properly communicated and met as well. It is nerve wrecking buying a home and finding a Lender. I was denied by two until Amy came along. Due to my life im use to rejection so I thought Amy would be the third. However, she when called me back and told me I was approved. I cried, and she walked me through everything I would have to do, and that Bri would assist as well. Bri was very pleasant to work with and I understood everything that was needed on her end and we got everything done in a reasonable manner because of this. Jim Donovan was the lender for my buyers recently. We had been looking for a couple of months. Many lenders wait to hear from you, but he checked in and followed up frequently. He was happy to call the listing agent to ensure that their sellers would be comfortable accepting our clients offer. He just went above & beyond. I would leave zero stars if I could. TLDR; they changed my closing date without telling me and caused me to have to scramble to come up with $2,800 in a month. From day one, I was adamant about the closing date being June 4. The reason for this was to push my first mortgage payment off until August 1. I needed time to sell my trailer house without being stressed about having to pay two mortgages. The last email I saw between my cosigner and Ross/Amy M. was about them asking when the closing date was and being told June 4. Fast forward to my closing date of June 4. My paperwork, to the surprise of myself, realtor Brandi, and title agent Amelia, said my first payment was due July 1, not August 1. After a few phone calls with Ross (who blames me) it was discovered that cosigner had signed on May 31 and that changed my closing date and, consequently, my first payment due date. At no time did anyone from the office reach out to me and explain that my closing date had been changed to May 31 (and what that meant for my first payment date) due to my co-signer signing early. In fact, I got an email from Amy M. on May 31 with the subject line Final Closing Disclosure for 06/04/2024. I went back through every email and cannot find any record of the closing date being changed. I have some screenshots and the entire collection of emails I have received from Ross/Amy M. as proof that they never told me. I absolutely never would have agreed to this if I had known. I dont understand how my closing was May 31 when I had not signed anything and neither had the seller. What if the seller hadnt signed at all? Would I have ended up closed on a house with a mortgage and no house to show for it? Unfortunately, I was stuck with Flat Branch at that point and I didnt want to subject my co-signer to redoing everything, especially while they were out of the country. My realtor, Brandi, stepped in and offered to pay a large portion of the first payment out of her commission. Without her, my closing would have been completely ruined. It was supposed to be an exciting day, but these loan officers saw to it that it was terrible. My realtors have pulled all their business from Flat Branch, so I feel a little better knowing this wont happen to the next person. I realize $2,800 may not be a lot to a loan officer, but to me, it is an anxiety-inducing amount. I still havent sold my trailer, but with Brandis help and a lot of overtime, I was able to make both payments by July 1. I will never recommend Flat Branch to anyone.

Highly recommend Flat Branch and Dennis! Dennis was very knowledgeable and took lots of stress out of the process. As a veteran it is hard to find anyone who knows how VA loans work... Andrew, on the other hand single, single-handedly saved our deal! We had contacted Andrew days before closing due to our old lender not making the cut. Andrew is very well-versed in VA loans and helped us every step of the way. Andrew took the extra time to explain everything to us and make sure we had all of our VA paperwork in order.
