As a real estate agent, this has been the worst lending experience of my career to date. This has been the most inefficient, unsophisticated, unpredictable UW team I've ever encountered. It's like they watched a YouTube Video on "How to Underwrite a file" and the went to work. There are families and their homes involved in these transactions and no one cares. They've completely dehumanized then entire process. Never again.

My experience with Angel Oaks was worth bragging about. It was one of the most effortless things I have ever done. Two people who were instrumental in making this a fabulous experience become a reality were Corey Reid and Terry Thorn. They made it happen with out a hitch. They were there for my beckoned call. They helped me every step of the way. I had several companies approach me but the way they conducted business was both professional and unlike any business I have come across in today's environment. My hats off to Angel Oaks. The whipped cream on the cake was they saved me $400 monthly. Attached is a photo of my little slice of life. A dream come true.

Angel Oak Home Loans was very easy to work with. They were prompt at answering questions/concerns, friendly, and the process was very easy. I was able to upload all the documents they needed via a secure website link by dropping the pdf's into the system. I am a Commercial Broker. I have closed hundreds of transactions over the past 13-years. I have worked with many lenders and closing attorneys over that time. Most are pretty professional, but are not very often efficient or responsive. Whitney Fite from Angel Oak Home Loans is the SOLE Exception! 9pm the night before closing they call my husband and tell us they screwed up the loan and we arent getting it. I was 5-6 months pregnant, had a 13 month old, packed the entire apartment which our landlord had already rented to somebody else and this was days before Xmas.. We lost our $3500 earnest money that we had to pay the seller, as well as around $400 for an inspection. This was devestating for me. We had days before Xmas to find a rental home to move to or we would have been homeless. We are VA loan eligible and this company should have told us they didnt know how to do VA loans. 9pm the night before closing! are you kidding me?

We searched for the right house for a long time and Debbie was so helpful, informative, responsive, and supportive during the process and made buying our first house so accessible and easier process. Im not satisfied with them. They transfer my loan every year to another company. why they are doing that? i have to figure the payment out every time my self. I am tired with their procedures. Never again!!!

I closed on a condo about two weeks ago. I waited awhile to post this as I was too angry following the closing to rationally post a review without anger as my motive. I also waited until they sold my loan to another company (which I knew they were going to do as it was in the contract). If I was to go into everything that went wrong, this would be a lengthy review. But, I will just sum it up as this: I knew very well which home loan I would qualify for, so I reached out to AO directly. However, I would be punished for that decision every step of the way. They pulled many bait and switch techniques, ignored many of my concerns, did not follow directions, etc., The icing on the cake: At closing, the title company and my agent had some legitimate questions regarding the loan terms and were questioning some of the details. I called the AO loan rep and he proceeded to yell at me, my agent, and the title rep as we tried to clarify some of the terms. I had to mute him for a while as we all were baffled about his attitude and I had to personally calm myself down before I told him off. This was very unprofessional and we all agreed that he was a complete tool. My agent, the title company and I then proceeded with the closing. After that incident, we all agreed that we would never, ever recommend Angel Oak to anyone. So, if you are considering Angel Oak, BEWARE. And if do proceed with AO...and you get a someone with the initials B.M. as a rep from a southern state....RUN! I do not believe in saying their whole name on here, but I think thats all the information I can comfortably give without doxxing the rep. I will state that is far more consideration than they gave me during the whole process and closing.

I would not recommend this company. I applied for a preauthorization for a loan. They ran my credit (which is very strong) and then never contacted me again. I called over and over again and could not get anyone to call me back. If I wasnt approved, then someone should have contacted me. And someone should have returned my phone calls and messages. This was absolutely the worst customer service I have ever dealt with.

Beware! I worked for six weeks, jumping through hoops and providing countless documents to achieve a loan approval. I paid $750 for an appraisal. Then three days before it what they told me was the closing date, they came back to me and rejected the loan because it is in a rural area . either this is incompetence or bad faith, but they could ve told me this was outside of the criteria in the first few days of the application process.

Really disappointing experience with this mortgage company!!! We began the mortgage process with Angel Oak in Charlotte and Bill Goodwin, who is fantastic. However, the Charlotte branch was closed down and we had to deal with the Atlanta office. We were assigned a new contact, Sherry VonKlitzing, and she was the most unprofessional and unresponsive person I have ever dealt with when buying a new home. At one point in the process, we were concerned that we were not receiving updates and neither was our closing attorney, so my wife sent Sherry a message to ensure she had the correct contact information for the Closing Attorney, and she replied: We are fine with contact information. Please let our departments do its job. WOW! I am sorry that a customer got in the way of you doing your job! I hope these people can find a job where they dont have to rely on customers for business, and they can do their job unencumbered by pesky customers getting in their way. I dont know what the future is for this business, but I would advise anyone looking for a mortgage to look elsewhere. Customers only get in the way of these people doing their job!

I was floored how poorly and unprofessionally this lender handled our transaction. We were the sellers and the lender locked in a rate for their client, only to realize they screwed up his income information resulting in having to relock the rate about a month later. This caused a mandatory government three day delay in our close. We were buying a new home with those funds as was already communicated to the lender causing us major problems for their lack of attention to detail. My agent, myself, the closing agent, all asked them to send the wire and close before noon because it was already delayed three days from their error. It is then delayed another day because they forgot to count veterans day as a holiday resulting in yet another amendment. Even after all this on the closing day they did not return my calls or emails. Did not send the wire before noon or give a firm update to closer until after noon. Only then realizing they missed veterans day. I literally was wondering to myself if the buyer picked up this lender from Dollar General.

Please stay away from these absolute crooks. What a nightmare. You can get better financing from a mobster in a back alley. the products they offer are a scam. The loan took months and they needed paperwork when they advertised they didnt. They keep saying this is the last one to keep you going. Such a disaster and hold self employed people over a barrel. The processers lose more paperwork I ever seen. Cant believe they stay on Business. Buyer beware.

As a person who has been self employed for over 30 years, I sought a portfolio based loan for a home purchase being after deductions utilized on for my business, it is really the only way to go. That said, while the rep Aubury was outstanding, the powers that be above her are clearly mentally challenged. I met and exceeded all the criteria as far as credit score, income, 20% down payment, etc. Even the rep was shocked at what she considered a slam dunk application. The decided to turn me down because since we moved from Oregon to Texas, we had local bank accounts being the bank we had in Oregon doesnt operate in Texas yet. Our rep had me write up a statement outlying why I had the local bank and the out of state bank which I had been with for over a decade but apparently that makes me a credit risk to them being I didnt close out the accounts in Oregon when I made the move last year. Perhaps that is because that bank is due to be opening branches here in Texas in the next year or two is beside the point and the fact that I have multiple credit accounts with that bank, I wasnt so inclined to end the business relationship with them. So as the saying goes, if you make someone happy, they might tell someone, if you piss someone off, they tell everyone. Including the thousands of colleagues I know from my professions facebook groups who are all self employed individuals. My suggestion to them is to avoid this company like the plague because they have absolute manure for brains.

Gabe, my loan specialist, was okay... but after 45 days of trying to buy our family farm for 300k, the day before closing they said they couldnt do it because the appraisal was so much higher than the purchase cost. It has cost my family and I so much head ache and now my grandfather is unable to purchase the new home he put a down payment on.

After months and months of working on doing a refinance and purchase they have completely dropped the ball and lied about what they will do. I have been in the real estate business for 20 years as a lender and real estate broker. This is the first time I have ever lost earnest money because I was assured that they would be able to do my loan. They also canceled my locks (also a first in 20 years) and raised my rates almost 2%. At this point they are making up new excuses as to why they cant do my loan. They are now saying that I can not add my father to the loan who is moving in with me because, I dont have a history of living with him. He has stage 4 cancer and this is the reason we are buying a home together. They will be hearing from my attorney as I believe they are discriminating us at this point for age discrimination. Do not ever do business with this lender.

Chris Philmon and the team at Angel Oak Home Loans LLC are incredible! This was my second mortgage managed by Chris and his team. He even remembered me from the first home purchased 4 years ago. Contract to close was exactly 30 days! Chris Philmon works diligently to ensure all documentation is in order when it is submitted to the underwriter. Chris worked the night before closing until 10:00 p.m. finalizing documents. Self-employed business owners should call Chris Philmon FIRST, even prior to beginning your home search. I have already given several other professionals contact information for Chris and his team to assist with purchasing homes. However, there turned out to be three different officers that were requesting information that I had to deal with and at the very end I was rushed to get financial data that seemed to have been overlooked by one of the three. This was hands down the worst loan experience I ve had over my 23 year real estate investment career. From my first interactions with my loan officer Marianne Rasmussen, I clarified that I could refinance my investment property even though it was held in a land trust. After speaking with the underwriter, she confirmed I could refi under their no doc program. Their no doc loan program required me to submit 16 different documents in addition to my loan application and various disclosures. SIXTEEN! What a joke. That s certainly not No doc . It would have been more required documents if you include the countless emails back and forth explaining to the underwriter that an additional insured on a home insurance policy is not a second lien holder. My own privately held S Corp Management company is an additionally insured on my landlord insurance policy, but the underwriter insisted I needed to provide proof that a non existent second mortgage from my own management company was paid off because my management company was listed as an additional insured. After I sent in a personal statement saying there wasn t, and had never been, a second mortgage on the property along with a Wikipedia definition of an additional insured , the underwriter finally relented on this bogus requirement. Why the underwriter couldn t look at the title work and see there was not a second mortgage is beyond me. I also had to submit a letter saying I live with my spouse in our primary residence and several other crazy items. I sent a complaint email to a manager about all the required documents for a no doc loan and I explained the incompetence of loan officer who didn t know industry standard terms, but of course I never received a reply from the manager. My net worth is more than 10x the loan I was seeking, I have liquid assets in excess of the loan amount I was applying for, my credit scores were 755, 760, and 770, I ve owned the subject property since it was built (about 19 years), I ve been in the landlord business for 23 years, and I was seeking a 75% cash out refinance. It took 6 weeks to obtain a conditional approval, but one of the conditions of closing was that I deed the property out of the trust into my name and have 6 months seasoning, OR my trustee co-sign on the loan. Again, prior to applying for the loan, I was told it could be refinanced in a trust - too bad they failed to mention I d need to deed it out of the trust and wait 6 months! Although my loan officer was very nice, her knowledge of the loan business and of her company s offerings was extremely poor, and have you ever heard of a borrower needing to explain industry terms to an underwriter. What a mess! Six weeks of time wasted, several hours spent gathering 16 documents and completing the loan application have been wasted, and I ve spent over $1,000 on their appraisal and title work all to be told I was misinformed before I even started the loan application and I can not proceed unless I wait 6 months and deed it out of a trust that I submitted proof of control over. No thank you. Rather than applying for a loan with Angel Oak, I should have simply taken ten $100 bills outside and set them on fire. That would have been much more fun and it certainly would have saved me a ton of time and headache.

Don t do it.. all the bad reviews, believe them, I didn t and now I m paying for it. Literally! I was sent an appraisal invoice 3 different times. I paid all 3 times, because I know that I had a good deal on a home. But because this company kept delaying closing, I lost this good deal. The seller decided they didn t want to extend closing a fourth time.

Richard is phenomenal! Honestly, I already knew he was a quality loan officer as I often refer him to my clients (I m a realtor). For my personal home purchase, I decided to use another loan officer. Bad mistake on my part! A couple days before closing, I was informed by the lender we wouldn t be able to close. I was in danger of having to terminate the deal and lose quite a bit of money. I reached out to Richard for help and he saved the day! If it weren t for him and his team, I wouldn t have a home today. I had the most wonderful experience working with Angel Oak Home Loans, particularly Debbie Bennett in their office. I was referred to them after my credit union, who I had been working with for weeks on the financing for my new home, suddenly decided that they could no longer provide me with a mortgage. Within one hour, Debbie had reviewed the documents I sent her, checked with her underwriters, confirmed that she had everything she needed for per-approval, and called twice to assure me that she could work with me and that I could easily meet the requirements to finance my new dream home, no matter what my CU had told me. This was the first time that I sold a house in conjunction with buying a house. Went here for Non-QM as being a small business owner puts me in a difficult position for financing. Was promised a 30 day turn around, it ended up being almost 90 days to close. Luckily the sellers were willing to work with us. Horrible customer service, was told to stop harassing us when calling to find out the status of my loan after multiple broken promises. YOU WERE OVER THE PROMISE DATE BY A SIGNIFIGANT AMOUNT YOU DESERVE TO BE CALLED EVERYDAY UNTIL YOU RESOLVE. Dont make promises you cant keep and be honest about your policies. Also, dont pre-approve someone and then come back at THE END and ask for a larger down payment. I literally had to hand hold with their underwriters to show them the errors in their accounting and numbers. Hire college graduates with accounting degrees instead of high schoolers. 0/5 STARS IF I COULD. WOULD NOT RECCOMEND

I worked with Wellborn Price for this refi. He quickly got back to me about the different refi options after I gave him my information. The whole refi was very straightforward and smooth with an easy to use digital platform for the application online. Communication was excellent and the whole process went through without a hitch. I was very satisfied with the experience. Required forms were easy to submit and I really liked how the online application updates you on the status of the loan. We worked with Lori to close on our condo in Atlanta. She was really great in what she does. Extremely responsive whenever we reached her. She made sure that we are happy with the rate we get and the closing cost fee. We recommend her without a doubt.
