Worked with this company for the last 2 months. Was told we were approved with some conditins, got the inspection on the house, appraisal done and payed for another time for the appraiser to come back out. Was told the closing date, waited till a few days after the closing date was expected just to be denied by them. Now trying to find another lender before the seller pulls out..if you seriously can't approve the loan..don't make people wait and get their hopes up just to mess up their lives that they worked so hard to get to this point. Be open and honest from the start plain a simple. I don't recommend working with this company at all.

Overall it was just a great experience. Jennifer Polizzi is one of my favorite AE's: Hard worker, works around the clock, always has time for me, besides of course being super knowledgeable, intelligent, and professional. Everyone in operations was great, too. This was my first loan with Orion since starting my own company, but have done a couple of loans with you all in the past. Same great experience, both technology & personnel.

Highly disappointed with this company. We worked with them during two months, trying to buy a house with contingencies. We were told we were approved under a couple conditions. We completed all the paperwork asked from us to prove the conditions, we even signed the loan disclosure paperwork.

We sold our mobile home, assuming we were already approved for the loan to our new house but at the very last minute, right before the extension given from the seller of the house was expiring, they declined the loan.

Now we’re HOMELESS, without a loan and wasting our downpayment on apartment and storage rentals. We have FOUR kids under 7 years old and this is just so frustrating as a parent. I do not recommend working with this company AT ALL.

The best place to get the loans done. Not all loans are plain vanilla straightforward scenarios. But Jennfier is very knowledable with full spectrum of loans and she simply the best. She responds promptly and with information.

Extremely unprofessional and negligent. Worked with them for two months. They had me bending over backwards to meet requirements. After submitting all documents and having them cleared they would re open them and have me re submit waiting days at a time for a response. After renegotiating my closing date with the seller of the house i intended to purchase they gave me a verbal guarantee that i would be clear to close after paying off my car. I chose to risk my deposit and move forward with pursuing financing. The day of closing they said they would not move forward with my financing of said property or the refinance of my house which they had pre approved me on and had been working on for two months. After renting out my current residence with the assumption i was moving i am now homeless and my bank account drained. Between everyone at bank having zero communication skills and giving me the run around instead of a denial which seems to have been there intent all along is beyond negligent and cruel. As someone who has worked with multiple banks i would highly recommend avoiding this bank and i am beyond disturbed with there handling of me as a client.

This is a first loan and do a business with Orion Lending and we does not have any luck like : no tech support available, system is not working correctly, etc.. how can we do a business with Orion Lending when we need help + the email received from Starhelp said Trooper will contact me in 2 business hour still no one called . I did called and left the message at 7: 04pm same day the phone number that Starhelp send me at 4:15 pm Friday December 01, 2023 . How can we trust Orion Lending the business with ? ?

I was supposed to close on 9/21/2023 and got delayed by the UW, the underwriters are just sitting on my file without any single conclusion even coming up with employers that i ve never work with before. My builder gave me another week to close, so 5 days from today and still no word from the UW, nobody should have to go through this at all, I feel depressed at this point. I will update this review with all the details. Update 10/13/23 Closing was rescheduled for 10/06/23 no response yet because the UW are super slow they respond to emails like once a week. I got tired of waiting so I told my broker to pull the file. I can t even begin to write everything I went through because is a lot.

If your a broker and you can get Shannon Reedy as your rep youd be crazy not to send them biz. They have great technology and just enough old school characteristics when it comes to communication and results. My team of Shannon/Amy and Tara are the absolute best in the business. Worst experience I could imagine in the home buying process. We sat in the closing attorney s office for 5 1/2 hours after the time to close waiting on docs that should have been completed the day before. We had to push back closing dates 3 times due to this lender. Totally unacceptable and unprofessional. Would not recommend this company at all. This company made the home buying process very stressful on all parties involved. I am very thankful for my agent and the closing attorneys that were able to spend 5 1/2 hours of their time just to close. Closing got done at 9:30pm. DO NOT USE THESE PEOPLE!!!!

I cannot recommend Orion Lending enough for their extraordinary effort to ensure my clients closed on their property when the deal was surely going to fail. I am a realtor in Oregon and Washington who was selling a property for my clients. My clients accepted an offer from a mortgage broker who was using Orion Lending for the loan. Unfortunately, the mortgage broker failed time and again to provide Orion Lending information needed to close the property and we missed our closing dates twice. Since my clients were contingent on selling their property to buy another, we could not extend the closing date again. We had one day to get all of the documentation in, fund and close, a process that often times can take weeks. Had we not been able to close, the buyer would have been homeless since they gave notice to their rental property, my clients would not have been able to purchase their new property and the sellers of the other property would not be able to move as well. Everyone would have been out thousands or tens of thousands of dollars not to mentions the emotional toil. The results would been epically disastrous. I was able to get a hold of the Orion team a day before our close date and they immediately jumped into action. I have never seen a company respond so fast and with such focus and intent to help our clients. I am so thankful to the entire Orion team for their support in closing the deal.

I am a loan officer and my wholesale team under Sajin as my A.E. is the absolute BEST!!! I am working on a DPA FSBO purchase that has been a nightmare and my team has been STELLAR!!!! Working with this lender has been an absolute nightmare. We got to the 11th hour a few days from closing just for them to back out of the loan because they realized my property was designated rural. Why didnt they check the property location and zoning first? What a waste of time. Not to mention they had terrible and poor communication with the appraisal company (Class Valuation) and had me waiting for days for something I thought they requested in a timely manner and they didnt. Not to mention, I had to pay $1,000 for a rush appraisal that wasnt even turned around in the promised rushed timeline. I do NOT recommend working with this company.

I am a Mortgage Broker, and I can say that out of all of the lenders I have dealt with, Orion is the best. David Blum is my AE and Daniela Colucci is my AM. Both are TOP NOTCH industry professionals who are willing to help no matter what time of day/night and they truly care about their job. The entire team at Orion plays a huge role in my success, and I can t thank everyone enough for all that they do. I have learned quickly that it s hard to find people who you can trust to get the job done in this business, but these folks knock it out the park every time. From initial loan submission, underwriting, closing/funding, it s always a smooth transaction. I have no complaints, I always receive 5 star service and so do my clients. Got all the way to the point of ordering the appraisal just for them to say they can t locate an appraiser in my area. Finally found one paid the $625 just for them to say they couldn t get ahold of them. On top of that incompetent underwriter was miscalculating numbers and not responding to the title company to give them what they need. Was supposed to close around 4/29 now I m going to have to find another lender. 100/10 do NOT recommend. They re probably paying people to post good reviews.

Currently in the process of trying to close on a house. They have good rates and desirable terms but it has been 60 days and communication with my broker appears to have been subpar. Maybe it s both. But I cannot clearly ascertain. All paperwork has been furnished immediately upon request. I have not received a commitment letter nor any suggestion of a date of closing so I can plan my life with three kids now selling my current home despite attempting to ascertain these needed items. Looking at all of the reviews I am nervous as others have been about being homeless with three children as I sold my current house due to a needed timeline. I have a great income, little risk and excellent credit so I am not certain why the delay. Pending this gets completed within the next two weeks I will gladly update this review to excellent but at this time process with this company and being the one on the outside has a lot to be desired. Looking at the positive reviews and becoming panicked I have called Orion as well and I sincerely hope someone can help and get this turned around fast. Update: soon after this review was written my loan officer and Orion representative were able to connect. I am happy to say that the house did indeed close on time and with conditions as promised.

I am a Mortgage Broker. I own TDR Mortgage and TDR Real Estate Group. I have have been originating home loans in California since 1998. I have had a relationship with my Orion account rep, Lara Johnson since that time. She and I worked at the same company when I first started in loans, Marina Mortgage. A few years later she went into the Wholesale Account Executive Arena. I think in the 20 years I have know her she worked at only 3 places. Orion was the one she choose to go to I think back in 2018 So I have been working with Orion since then. Its challenging to start with a new lender as you have a certain way you operate and for people like me your past clients are like family and you want them to be well taken care of. Orion has not let me down on any loan since I began using them and during the pandemic in 2020 I think i place half of my pipeline with them. For a Mortgage Broker a Wholesale lender HAS to have 3 things; Great Pricing (check) Great Service (check) and a Super Wholesale Rep (Check). In fact if the Wholesale Account Exec is not up to par we simply cant do business. No matter how great the company. Thats how integral their position is. Orion checks all the boxes. Plus something I didnt touch on is quality underwriting. I do a lot of self employed, VA, FHA, Jumbo; Complex stuff and I primarily serve So-Cal but can lend all over California. If I have a super hard income loan 99.9% chance its coming to Orion for the simple fact their underwriters are top notch and they go out of their way to see the common sense factors when other companies stay inside the box. So you can see I have nothing but good things to say about this company and if you are looking for a Wholesale Company to submit loans to or you are a consumer whose loan has been placed here, dont worry you are in good hands!

Jason and his team provide the perfect combination of quality and experience. Jason is sharp with guidelines and being able to always guide us on new scenarios. His team provides quality support and moves things quickly. We have no trouble closing deals in 2 weeks. Our underwriter is always accessible. We love working with Orion! After reading some of the negative reviews, I would like to add that your Broker/LO has a lot to do with your experience. If you are an experienced and knowledgeable Broker/LO and you know how to package your deals, that is going to make the process much easier and quicker. Also, we have worked with Orion for several years now. We have built relationships with Jason and his team. These relationships help us all work together as a Team which, in turn, makes us all more successful.

Thank you everyone for getting this done like we did, in record time. I just got back home from the closing and in tears, my client in labor, not kidding either, made it to her closing, and rushed off to the hospital. Two days in a row, I watched the impossible happen for two families that never thought they would ever achieve home ownership. Two perfect examples of why I am in this industry and a great humbling reminder to me that I can t do this job without all those that carry the burden with me, work ridiculous hours and sacrifice family time to make other s dreams a reality. The worst lending company ever, dont use these guys, my wife was approved with them, we were ready to close on our new home, we did everything that was asked, but out of no where they decided to deny the loan verbally despite the fact that they pre-qualified her; then gave the nod this past Tuesday, then out of no where they told our loan officer who worked tirelessly on getting this done that that they changed their minds, the horrible business practices, and not someone or a company that I would want to work with. Just beware, they are a scammers that dont care about new customers, if they say you are approved, dont take their word for it. Man I trust politicians more than I trust these guys. And that is saying a lot.

Orion Lending is a great lender to work with. I have been in the industry since 1999 and over that span I have used many lenders. By far I found Orion to be a lender that is consistent in thier underwriting decisions and they really follow agency guidelines with little to no overlays. Their AE Deon Ward is a rick star!!!! ** I just read through the reviews. There are a lot of bad ones. People need to understand that a lender is as good as the loan officer. If you have a loan officer that puts a file together properly, most lenders are about the same. Yes, turn times can vary but a loan officer can work with those turn times by foreseeing conditions and not totally relying on a lender to do the work for you. Orion is a great lender. Take these bad reviews with a grain of salt. I just closed two loans with them today and they bent over backwards to make sure they closed. Great experience. I have been a mortgage broker for years. Orion has consistently been a really good lender for my team. They are able to do your hardest loans (down to 580 score/manual u/w) and your easiest loans (they win your savvy borrower because they have some of the best rates in the industry). Plus they have many programs for down payment assistance etc. I cant say for sure all teams are as good as the one I use at Orion (Clark Knoblock). But I can say for sure that his team is incredible. We had a client that found out she couldnt close because her daughter had recently passed away from COVID and the attorney did not put rights of survivorship on the deed. The client was buying the home next to her surviving daughter. We had to restructure the loan, rent out the current home, get an appraisal and close while under an 8 day unilateral, because the builder wanted to sell it to a cash buyer for more. This 8 day unilateral also took place over a 4 day holiday weekend. Clark Knoblock, Ruby Melendez and their team helped us pull this off. They helped us get the CD out, got it through underwriting and rushed docs, so our client didnt lose her home. Thank you everyone at Orion Lending! You are one of a kind! Worst.company.ever! I had to give 1 star just so I could leave this review. But they dont deserve it. Terrible customer service with me, my mortgage broker and Title company. There were multiple people working on my file, yet nobody ever seemed to have answers to our questions and we were all given the runaround at every turn. I was instructed to print and fax over some documents that contained personal info and when I called to confirm receipt, I was told that was not the correct fax number, mind you it was listed on the paperwork they made me print versus digital uploading like I had with other documents. I asked whose fax number it was I was told we have no idea and there was zero concern about my info being sent into the digital abyss. I had to sign multiple extensions and feared the seller was going to say forget it. 109 days later finally a closing date is set and I gave Title my cash to close and was supposed to go in the next morning to sign and when I got there low and behold they hadnt sent all the paperwork over and Title was in the dark on what was missing. When Title tried to sort out what was happening, Orion claimed they get a 200 emails every 2 minutes and we would have to wait yet again for them to figure out what was going on. Horrific communication and no sense of urgency to fix the situation. No regard for how stressful buying and selling a home is and an absolutely terrible experience. Save yourself the trouble and stay away from them!

The turmoil during and the nightmare, as a result of the lack of follow up and communication; that is essential detail needed in the process when you are buying a home. Just got denied 4 weeks after closing date that they kept moving. Underwriter kept adding conditions and I jumped through every hoop for them and did everything they asked over and over just to be denied 2 days before I have no where to live for my family and myself. Absolutely pathetic that a company like this is so unprofessional and disrespectful. We are real people with real lives that they just play games with. I do not recommend this company they will get back to you at the last moment, after your time is up. Thanks orion for destroying a dream for my 3 little girls, my wife and me, we deserve better.

Stay away!!! worst experience. They give you an initial approval based on RSUs but underwriters tend to ask for more documentation which even when produced would get nitpicked (like on the definition of terms like RSUs) . This has so far lead to a loss of 35,000$ in my closing. Hoping they will atleast close on time for the loan amount.

Worst experience ever!!!!! Should have been a simple refinancing with no money being withdrawn, only lowering our interest rate. It took over 6 weeks for them to get the appraisal done which they charged me double for as well as a rush fee, and then the appraisal wasn t even correct and I had to fight with the company to get reimbursed for the double charge. Not sure whose house some of the pictures came from or how the appraiser came up with the location of my home, but a lot of that was not correct! Then the underwriter kept asking for additional paystubs that we had no clue what they were talking about as we had provided them with every paystubs we had. Apparently, she was confusing my refi with someone else s. Then she required us to get various inspections done on my home which of course cost us more more. After 3 months of still not closing and over $1,300 out of our pockets, my husband and I cancelled the refinance and went with Wells Fargo who ended up getting us an even cheaper rate and less in closing costs! Absolutely the worst company we have ever tried to do business with. I do not advise anyone to use Orion Lending to purchase nor refinance their home. Thank God we did not sign with them other wise we would be stuck with them for 30 years.

Terrible communication, they asked for same documents more than 3 times, file has been completed They said more than 5 times and then ,,,, there is a missing document a missing signature and again waiting. Have extended closing day twice , my buyers are about to lose their investment and I have been waiting for an final CTC since last week being promised, give me an hour, give me 2 hours and NOTHING , title company has scheduled and reschedule this closing 3 times, We are all WAITING and NOTHING ..... I WILL NEVER NEVER EVER USE ORION AGAIN!!!!!! BEWARE of this lender ORION IS THE WORSE I WISH I READ THE REVIEWS BEFORE

Closing dates are not a priority. Communication is poor at best. Submiited a purchase loan and took over 2 months to close. Pricing is aggressive, just not sure the tradeoff is worth it.

Absolutely TERRIBLE company to try and work with! It took nearly THREE MONTHS to have underwriting decline our loan based on ONE document (401k) terms of withdrawal! We have NEVER been declined a loan before! STAY WELL AWAY FROM THIS COMPANY!! I believe many of the good (5 star) reviews are somehow related to the company or have been paid for.

American Dream turned American Horror Story! Orion does not care that there are people and families on the other side of their transactions. They straight LIED several times, getting us to continue to beg the seller to extend our timeline. Seller was moving out of state and lost their potential home because of trying to work with us. After being told we were cleared to close, we gave notice on our apartment; 30 days later we had to move and still didn t have docs to sign. We spent 10 days homeless with our stuff packed in a uhaul! Several times I pleaded with them to just let us know if they were actually going to give us a loan because I have a special needs daughter and significant health issues. They had no compassion at all. They actually complained to our agent that we called daily asking for status, and told us to stop calling. I have no idea what they get out of being so completely incompetent. After 60 days we lost out on the house, and had to get a rental. It s hard to fathom the complete disregard for customer service. If your loan is then Orion Be AFRAID... Be VERY AFRAID! They don t deserve a single star!!

I have been working with Orion on a file for almost 60 days. I believe Orion does not know what they are doing. If you are a broker beware you will be totally disappointed in every file. I have already lost one file and I m about to lose the other file due to their incompetency. They have made me extend the lock on the borrow charging more. I believe this is their ploy to make more money on the borrower and pay less to the broker. They are a serious joke. Consider other wholesale lenders before you start a file with Orion. I believe what they are doing is against the law and I will report them to every regulatory agency!

DO NOT USE! They had the file for 65 days and still kept delaying the closing. All loan docs were in but said they were behind and kept delaying things. Orion kept saying tomorrow, tomorrow, tomorrow. Dont use this mortgage company. Ask a friend for recommendations, use anybody but these guys! When you call they just pass the phone on to the next guy. There are far better lender options!

I would never work with this lender again! Their timelines were consistently late( Cd sent out 8 days after scheduled close of escrow) 5 days to review CD; 14 days to get loan docs out and 3 day prior to funding review! Finally funded on a Friday, too late to record, rolled into following Monday and cost buyers minimum $2100 late fees. Total of 3 weeks late to close!

Horrible communication I have three deals with them and everyone of them is behind schedules and they are so unapologetic it is disgusting. I especially am turned off by two individuals Megan Hatter and Troy Jones are examples of how not to do business in my opinion. I would look at working with Stearns Lending, or Homepoint Financial instead
