My loan officer was Douazong Lee (DJ) who was absolutely awesome. She guided me step by step through this process. Even though we were miles apart, it didn't feel like it because she was always just a phone call or text away ready to answer any questions I had. The company Watermark is great. They have integrity and competitive rates. Closing is easy and quick. They arranged to have a closing attorney come to our home so no need to drive far out some where. The entire experience was great from start to finish and DJ made it go really smooth! I would definitely recommend this mortgage company and DJ!

After using Watermark Home Loans for a previous loan I decided to use them again for a new home purchase. Upon calling in need an offer letter ASAP I had the pleasure to speak with Patrick Ingram. He was able to supply me with the letter in a very timely manner. Once my offer was accepted Patrick made the process seamless. He kept in communication with anything that was needed in order to rush the process along. The loan closed on time within 30 days. Patrick was very professional and efficient. Ron Trejo was honestly a phenomenal loan officer. This was my third purchase but never has my loan officer been so organized, prompt to respond, informative, and genuinely inclined to help. For once, getting the loan processed was the smoothest part of my purchase (when does that happen??) and it was all thanks to Ron and his team!

We loved how streamlined and fast this process was. We had started our refinance process with another company and felt we weren't getting the service we needed. We were lucky enough to find Watermark and they were awesome. Not only were they very organized and thorough, but they were patient with all our questions and explained everything we needed. Their online portal was easy to use and I felt a lot better about sending our sensitive personal information through their portal rather than having to password email attachments.

Absolutely loved the company when I refinanced in 2021, but they switched to a new payment site a couple months ago and everything has gone downhill. The new site is very clunky and is missing basic things like escrow autopay, their customer service is outright rude, and they dont care about their customers.

We absolutely loved our experience with Amanda Blankenship (and Dana Chupp) at Watermark Home Loans. Amanda was so knowledgeable and so available - Im not sure how we would have managed without her! She and her team helped us problem-solve and overcome little hurdles and hiccups and made sure the whole home-buying process went smoothly for us. I read reviews, picked out my top contenders and made phone calls. Brian distinguished himself from all the others. He was straight-talking, did not smooze, charm or otherwise try to manipulate me. Charles Newsome is a perfect Mortgage Banker anyone can ask for. His professionalism and communication is at his best. Always ready to assist and working to help you outside of normal office hours. From the first conversation about shopping a rate through closing, he and Dana Chupp - (Processing Team Lead) were always there to assist. The mortgage experience was good and on time, but once the mortgage is provided their support is not what it should be. They had my mortgage, and failed to provide a mortgage statement to me, even though I asked it many times and it is against the law not to provide the statement (12 C.F.R. § 1026.41). They sold the mortgage to another company without requiring my approval and now I need to call another company to give me a mortgage statement (which they are not providing one either). I needed the statement with urgency, but they failed.

After getting a couple of estimates from other lenders a friend of mine recommended that I reach out to Amanda Blankenship here at Watermark Home Loans. It turned out to be one of the best decisions I made throughout the entire process!! She not only gave me a good rate but she also took the time to explain the home buying process better than my realtor could! This company made us go in circles for over a month. We are FIRST TIME HOME BUYERS and this was honestly the worst experience any first time home buyer can possibly go through. When we first spoke to Gregory Crownover and his team they were very nice and attentive and helped us with any questions we had (we had many bc again FIRST TIME HOME BUYERS) but don t let that fool you soon after my file was passed on to another person mid application/approval process and they kept asking questions we had already answered and to send documents we had sent since the beginning- they had no idea what papers were sent and what was done. Fast forward they kept coming up with excuses about our DTI and how we can t get approved so we added a new co borrower and of course other issues with that and then we ordered an appraisal (when the loan was not even approved) we paid and took about 2 weeks and still no approval because they kept going back and forth and finding issues apparently. 1 week and a half before our closing date they still say we cannot get approved because blah blah etc. They say the only thing to do to close is to pay $34,000 at closing as FIRST TIME HOME BUYERS!!!! Which is absurd. We went with a different lender 1 week before the original closing date which is a mess but they approved us in 2 days with no problems! But we had to pay double for the appraisal with them because watermark home loans can t send a transfer letter which they had said they would be happy to and later to find out they can t because they don t want to be liable and we have to waste MORE MONEY FOR ANOTHER APPRAISAL AND WAIT MORE TIME! Do not go with them. Save your time and money.

Brandon Emerine was absolutely amazing. I heard some mixed reviews earlier about Watermark, but Brandon proved them wrong. It wasnt easy with timezone differences, but Brandon was always a phone call away. He was very professional and stayed in close contact till the deal was done, and also put many things to our favor. We are trying to buy a home, were referred to Watermark by CreditKarma and Zillow. Went through the entire application process being told it would be a soft pull on our credit report until we signed the documents. Twenty minutes into filling out the online paperwork and uploads, a hard inquiry hits both our reports. Didn t think anything of it at the time It s been three weeks since we finished the application process, our lease is up in three weeks, and we have yet to hear from our mortgage team. I ve sent emails with no response, and frankly wish I hadn t submitted ALL of our documents and information. COMPLETE WASTE OF TIME AND EFFORT

Travis at Watermark put in a TON of extra effort to help us navigate our first mortgage. We had a private sale with no realtor involved, so we were pretty clueless about how the process works. Travis was patient and helped us understand what was happening each step of the way. I dont think a mortgage would ever be fun, but he definitely made our road to approval as painless as possible.

Im giving them 1 star because it is not possible to give 0 stars. Underwriting is ridiculous, slow, and incompetent. They delayed my closing (did not deliver documents by the date), then said I would have to pay $700 more to close the loan because I had several rental properties that caused them to do more paperwork. I had disclosed those properties in my application, and they sent me the document showing closing costs based on my application, so the request, akin to extortion since it was last minute before closing, is a violation of Federal lending laws, but I guess thats OK by them. I then gave them a 1 star yelp review. They bribed me to take it down, saying they would waive the illegal $700 fee and said they were going to get the paperwork done and submitted by the rescheduled deadline, and I did delete the review, but at 5:30 pm prior to that second deadline date, I received a call asking for a document I sent them several days before. They seemed confused that I had already sent it. They really have no idea what they are doing. Although I am over-qualified for the loan, due to their ineptitude, I was left with 2 options: pay cash or lose my earnest money. I chose to pay cash. If you need the loan to actually go through, or if you would be sad if your earnest money was forfeited, or if you generally prefer to deal with competent, honest people, then by all means, find a different lender. My advice, RUN from this company!!!

After shopping around I chose Watermark for several reasons. Not only was the rate the best online but after talking with Jack I felt comfortable in my decision to refinance my home with Watermark. Jack was very friendly, knowledgeable and Not a shark like many others who called from other companies. As much as refinancing can be, we had fun! Genelle helped with the back end paperwork and they both are amazing. We jumped through some hoops but we did it with style. I recently closed a home loan with Watermark and Charles N. went above and beyond the service needs to complete this transaction. He was in constant communication both during regular and outside office hours. He was always keeping me up to date on the rapidly changing interest rates and sharing the market data so I have all the info to make an informed decision. I asked a lot of questions on many requested documents. Charles explained why they were needed and what information to include. As soon as documents were uploaded to the Watermark loan portal, there was someone taking action and pushing the documentation to the right parties to ensure the loan closed on time. Even as I was debating with myself whether to lock in a rate, Charles was immediately responding to my messages. That is high quality service. He knows how to build trust and confidence, and I have no regrets selecting Watermark for this home purchase.

Highly disappointed. Kevin was very rude and unprofessional. He would not take the time to explain things to me and got very sarcastic and condescending with me when I asked questions. This was one of the worst customer service experiences that I have ever had. I request to work with another loan officer but was denied that opportunity. It seems that my business is not important to Kevin or Watermark.

While I was initially pleased with the responsiveness and the knowledge of my loan officer, James, it soon turned out that he was unaware of much of the process to do a refinance for a cash purchase. We rate locked, and had everything set to go when he suddenly told me that the house would have to be closed to start the loan process. We then closed on the house, and he had cancelled the initial loan; he also cancelled the rate lock. To get to the rate (that we locked) to weeks ago we would now have to pay over 13,000 dollars.

Kind of sad! But Im over it. This lender basically did nothing and let my rate lock of 2.875 expire on 12-29-2021. They told me for 30 days they would get back to me. unfortunately i trusted them and now rate are considerably higher. I could have gone to a direct lender like chase, bofa and closed the loan or at the very least they would have extended my lock on my loan. This co did not communicate and dropped the ball. I found this place on zillow. Lesson learned dont trust this company. Whatever they say cannot be relied upon.

I have done quite a few home loans in my life time but this was no pressure, super friendly, didnt have that feel when you are in a dealership buying a car lol! If I could give 10 stars, it would be for this duo. Amanda Blankenship and Sarah Schott from Watermark are the A team when it comes to streamlining the home loan process. Not only were they efficient in delivering to our closing timeline (a few days in advance!), they were extremely responsive and professional from start to finish. Whenever I had a question about the process or the status of things, one of their helpful representatives quickly responded and knew exactly what they were talking about. Even with the few unique scenarios that occurred during my underwriting (as I assume everyone will experience), they were quick to understand the different circumstances regarding my specific financial background and make sure the process continued on track. My experience with Watermark (and specifically my loan officer Scott Thel and processor Karina Smith) was exemplary and I was not an easy client. When I started the process, I warned Scott that I would need my hand held throughout the process, meaning that I expected phone calls and emails to receive responses by end of day, etc..., and Scott did not disappoint. I also knew that my loan would be a bit tricky as my husband and I are both self-employed, my legal address differs from my physical address, my Equity line was never recorded on my title, and all of these things make getting through underwriting, a bit tricky. Both Scott and Karina worked tirelessly on my behalf, offering up solutions to help underwriting understand these issues and within 7 weeks, I had closed on an insanely low interest rate. I should also mention that I am a real estate appraiser in Massachusetts and I dont know of a single borrower who has gotten a rate lower than mine nor do I know of a lender who could have given me a better rate as I contacted several of my bank clients before I decided to go with Watermark Home Loans. The rate was so good that I honestly expected it to be a bait and switch situation but no....I closed at 1.875% on a 15 year fixed mortgage. I was so thrilled with my experience with Scott that I have since sent several people his way for refinancing and at least one of them has already closed a new loan with Scott. If choosing Watermark Home Loans (and again, specifically Scott Thel) for your refinance needs, rest assured you will be in excellent hands.

Rob Kromberg is amazing! I appreciate his patience especially with a million of questions I had. No question was too small. His responses were always professional, full of helpful details and sometimes even ended with a fun joke that made my day! He helped me understand all of the options, walked me through the process from start to finish, kept in touch along the way, always was available and checking in with me to make sure I have clear understanding of the process and deadlines. Working with Watermark Home Loans to finance a new home purchase was quite easily the worst customer experience I have had in my entire life. And its not even close. The employees I dealt with were incompetent, unprofessional, and rude; the process took 2x as long as they quoted me; and I had to spend dozens of hours of my own time correcting their mistakes. To begin, both my direct loan agent and his boss, Thomas Cross and Casey Lamm (respectively), were inept, rude, and adversarial throughout the entire process. Thomas was on vacation more days than he wasnt (during a ~70 day process), literally got the purchase price wrong when he was submitting it to underwriting (which caused crazy headaches and rework later), didnt start looking for an appraiser until way too late, never answered phones/emails/texts, did not alert me in advance of a rate lock ending, didnt explain the process to me (first time home buyer), and told me we could close on 5/31 when we werent able to until 6/29 due to repeated internal failures at Watermark. When I tried to go to Thomass supervisor - Casey - either when Thomas was out of town or when he wasnt answering or when he was making errors, Casey didnt once take accountability, and I was always met with adversarial conversation. Not to mention his incompetence as well. And finally, they always mentioned / told how many deals they had done and how much experience they had, but it literally did not show once. As I mentioned above, Thomas and team did not submit a request for an appraiser until probably 2 weeks too late, and then when he did - Thomas got the contact information wrong, which further delayed the timeline. Later, the purchase price changed slightly, and Thomas failed to update the underwriting team / loan officer, which delayed the process another several days. They also failed to identify a term on the initial rate lock, which cost me hundreds and further extended the timeline. Overall, the close timeline estimate was ~40 days, and we werent able to close for ~70. I do want to note that two people I dealt with were competent and helped dig us out of several holes that Thomas and Casey created. Karina (loan servicer) and Matt (appraisal logistics) were effective and provided good service. Overall, I highly recommend searching literally anywhere else for home financing.

My husband and I s experience with Watermark was extremely disappointing. The team of people we worked with gave us conflicting information frequently, sent us incorrect forms several times, and gave us scheduling errors about the appraiser timing (very frustrating since we visited from out of state to get it ready.) The most unprofessional thing though: they did not provide any information to the appraiser. We encouraged they do this, but they acted like that was atypical. Several other professionals have told us that is standard practice. At the end of the day Watermark misled us and acted like it was out of their hands once we paid them. Given the miscommunication and delays: we could not close on a different home as planned. They should not have taken our business if they were not organized enough to provide a quality experience. I ve never left a negative google review, but this was such an important time for our family, and we put in 1,000% more effort into the process than they did.

Moses Herrera is the best loan originator in the home loan business. He handles my loan from start to finish with honesty and respect on all my communications via email, text and voice. As a added bonus, Moses works all hours, not just regular hours, much like 24/7 if needed. I refinance many times, but Moses has been the best. I highly recommend Moses to anyone who are in the market for a home loan. Also, he tries to give you the best rate, without any hesitation. Theres no need to shop around when you shop with the best. My agent was Joshua Gerardo .,I have an excellent credit score, I have several properties. I did my due diligence . I found their information on bankrate.com, at the time they had the best rate and zero closing cost. At 2.675. 30 year fixed 9/24/21. I came to an agreement to pay $835 for closing. I had most of my paperwork and he didn t tell me the urgency of getting the rest of the paperwork in that day or anything., I told him I would submit the rest of the paperwork on the weekend he never made mention that the rate would change and that we re not locked or anything like that. So I submitted my paperwork on the weekend on Monday he ran my credit before he ever told me that the interest-rate had gone up to 2.9% and $3400 for closing I was livid. How does the mortgage company run your credit with our going over the changes of the terms, very unprofessional. He did a full bait and switch and I don t appreciate it. Needless to say I m not taking my loan from them. Unless they miraculously go back to the price in which we agreed on.

I would not recommend this company. They charge $700 for an appraisal while others only charge $400. They had told me it wouldnt be that much so basically lied, Desirah that was. Then when trying to message her about it I get no response whatsoever. Terrible company!!

While the process is relatively easy, the attention to details, fees incurred and tardiness of closing cost me a good amount of money. I incurred nearly $1000 of extra fees and interest and their closing company they selected also calculated the interest incorrectly. I spent a couple of months going back and forth with management - which they kept making excuses versus helping me - and I ultimately had to file a regulatory claim to get assistance. I will NEVER use them again and I will take my business elsewhere. RECOMMEND SHOPPING AROUND AND READING REVIEWS.

The Re-Fi process was smooth and easy. You will get flooded by marketers trying to sell you stuff. Watermark bought my loan and that is where the problems begin. They did not pay my homeowners insurance from impounds and my policy was cancelled. That caused a lot of drama and Watermark was less than helpful and I had to pay the insurance company directly so I did not lose my multi-policy discount on my cars. I would not use them again. They were late on a property tax payment as well.

Worked with Joshua Crater on 3 refinances. Josh was very easy to work with, not pushy like other mortgage agents, and got me the best rates. The process was incredibly easy, required very little paperwork, and their new tool makes it easier to share docs and have templates that make it easier to do written statements with e-signatures. We had a good experience with Watermark, specifically because of Monica Reyes. Using an online lender was new for us and we were cautious about it, but Monica was so responsive to every question and need, that it eased our concerns. We did have a few more hoops to jump through using Watermark, and you need to be comfortable uploading a lot of documents....some of which you will question the need for, but in the end, it worked out great and we got a fantastic interest rate that will save us a lot of money.

Awesome experience with this company. We refinanced our home with them and of all of the lenders I have ever done mortgages with over the years they were the easiest. Great honest communication through the whole process. Im not sure why they would ever get a complaint if this is how they work with all of their customers. Nahum was fabulous to work with. The only problem we had was not in their control and that was waiting for an appraiser to be available and the crazy cost of the appraisal. But ultimately our home appraised for 2x what we paid for it just a few years ago. We are extremely happy with the outcome of working with Watermark. Thank you to all those involved.

Worse than Quicken Loans. Dont let their low rates deceive you, they will charge a hefty lender fee and points to make up for it. While under contract you will never hear from them when you need to and they will dodge your phone calls. Our loan officer (Phillippe) ordered the appraisal using incorrect information on the home (wrong number of bedrooms) and appraisal came in $40k low, we then had to get it reappraised which delayed us and cost extra, then they dropped the ball on paperwork needed and delayed our closing by 4 days. Which resulted in us having to pay out of pocket to stay in a hotel that they would not help us with. WORST COMPANY EVER.

I never write reviews, but I want to ensure as many people as possible, understand the full scope of dishonest and ethically concerning activity that unfolded during my experience. 1. Greg Crownover. He is a mortgage officer. He tricked me into rate locking by ensuring a $4500 Lender credit. Then after locking, proceeded to tell me the credit could not be provided. Also, when I saw the lender credit in the estimate, its really a hidden cost in taxes anyway and not a supplemental saving. 2. We were transparent about new construction having items remaining in escrow due to cold weather (sod, irrigation, driveway). It wasnt until last minute did we find out this would be an issue. Both Greg C and Mike Greenburg (VP of production) are 100% clueless. Lack of customer service is disappointing. Dishonesty throughout process is borderline criminal. Highly recommend avoid borrowing from this company.

We just finished a refinance with Watermark Home Loans and Moses Herrera was great. Their initial offer was significantly lower than the offer I received from the company I originally started with and Moses was wonderful in helping me navigate switching companies. Being unfamiliar with the process, I had a fairly good experience with Watermark. I was initially in contact with Moses and he did a great job at breaking down the process, talking me through different rates, and helping me identify which rate was best for our situation. There were a couple of hiccups that caused a little delay in the process once we were passed on but those were unique to our situation. Karina followed up the last bit of the process and she was thorough and helpful!

Brent Czar worked with me for over a year, answering any questions I had until I decided to pull the trigger with my home refinance. The process was very easy, and his team made it all happen in just under a month. Only complaint is that I got a crapload of marketing junk mail after my loan closed, which I assume is standard unfortunately. Watermark sold the loan before I could make the first months payment, which actually was helpful since I only had to setup one payment account. Overall, great experience and I highly recommend them for your mortgage needs.

The entire process was seamless, everything was posted online and was easy to complete. Only minor issue was with the Appraisal company selected, they provided an unrealistic appraisal value, not taken into account the current market or similar properties, besides that I was happy with the rate and professionalism of the staff.

I have just shut down the process of refinancing with Watermark because they are clearly not an honest company. I was in the final stretch. Everything had been approved (the refinance was on a mortgage that is about 1/4 the value of the house), had paid for the home appraisal...and was told that because the appraiser they hired didnt get the information to them on time, I would be charged $2000 to maintain the locked in rate we had agreed upon. I have multiple properties and have financed and refinanced several. Never ONCE, ever, despite what their loan officer insisted on telling me was a common phenomenon, have I been asked to pony up more money because they couldnt process the loan within the 45 day lock period. Just to be clear, I responded to every one of their messages within 48 hours as they asked me for information. So at no moment did I slow the process down. It was only because of the company that they hired that we exceeded the 45 days. This is outright dishonesty and though I will now be charged a higher rate on my loan, and will have lost the money I already paid in, I cant work with a company that clearly wont play by the most basic rules of decency. If there is a problem with the appraising company, then Watermark should be asking them for the $2000. Otherwise, its just robbery. Like I said, I cant give them, or their agent, my money. That would be supporting what is clearly a dishonest practice.

I almost never write reviews but after doing lots of current shopping around and having many past experiences with other companies I want to share my experiences with Watermark Home Loans. Im happy to say this Company operates like all should. I just wrapped up 2 separate refinances on my 2 homes and am working on the 3rd loan for a new home purchase. Other friends and family have used them as well with the same results. From their mortgage bankers to the loan processors and underwriting I had a knowledgeable team assist me throughout the process. Being a business owner I have more involved conditions and they made it happen smoothly. Im also pleased with their online application portal system and the fact they were able to assist me with properties in other states. After shopping around and not finding the refi rates I really wanted, I stumbled on Watermark. Their rates were substantially better, the service was efficient and friendly, and everything was done online right up until final signatures, for which they sent a very professional notary to where I was staying on vacation so we could close by my target date. Rob Glass took great care of us. I have referred several friends to him already, and they have all used him and been completely satisfied.

Had a very horrible experience with Watermark. They gave a good rate, but the communication from the loan officer was very bad. During the loan process, I have submitted all the documents that are required by them. When the loan was approved and about to be signing in, They had not sent me the closing disclosure. I had sent multiple emails to the loan officer about sending the closing disclosure. They kept delaying and insisting that I will get it as part of sign in process from the Notary. I asked to get it upfront, but they said they cannot generate from their system. When I got to see the closing disclosure from the Notary for the first time, I had questions about the closing disclosure. I called the loan office(Robert Glass) and he did not pick up. Later he texted me saying that he was at a birthday party and cannot talk. When I texted him the question that I had regarding the closing disclosure, he said he do not know. He also said he is not in front of a computer, and insisted that I sign the document and he can clarify it later. I said I am not comfortable, till the closing disclosure showing discrepancy is clarified upfront. He said he do not know answer for that. I chose not to sign the document. Later after a week, got a call from his manager, and he said that I had wasted their time and money for the notary and I had to pay again if I would like to proceed with the loan. I said, I was never given closing disclosure before signing the document. They were rude, adamant in the overall conversation saying that I should have signed the loan closing earlier even if I dont have answers to the questions. Technically they dont have answers to any of my questions about closing disclosures. Doesnt seem sound enough to understand the clarifying questions that I had asked. It was a very very horrible experience. The way they treat the customers is so bad. Finally I chose not to proceed with them.

My experience with Watermark in refinancing my condo was excellent. I worked with Monica Reyes and starting with her response to my initial inquiry, she got me what I needed and answered any questions I had. She was extremely professional, knowledgeable and most importantly prompt over both email and phone. The entire process this time from start to finish was seamless, efficient and extremely well done. I did my due diligence on shopping around for rates, and Watermark gave me the best rate possible. I locked when rates were low - and Monica was very clear about timelines, closing and all documentation needed, and guided me through the whole process. I also had some challenges in my schedule, dealing with a father post-surgery , which made it harder for me at times to get to replies, but Monica stayed on point to make sure I had everything i needed to get my refi done on time. I have worked with Amanda Blankenship on three refinances through the years and have been very impressed. Watermark offers the lowest rates and costs that I have been able to find. DONT WASTE YOUR TIME! They attempted to force me into changing title in my house in order to push my loan through and they CLEARLY dont know that homeowners have rights. I work with hundreds of clients over the years who hold houses in a living trust and were able to refinance their homes without putting their estates at risk. Do yourself a favor and find a more experienced and reputable company to work with.

Highly recommend Monica Reyes at Watermark for your mortgage refinance needs. We have used her for three refinances and she was very professional, organized, and easy to work with. Everything was up front and the rates she obtained for us each time were excellent and the fees were extremely low. Plus, if the rates drop, she will keep all of your information from the previous refinance on file, so there is very little paperwork involved.

I have been shopping for a Lender for quite some time now. I have spoken to about 10 Lenders and they all seem to be the same. Seems like they have a Boiler Plate list of questions that they ask before even telling you what they have to offer. I was hesitant when Moses Herrera from Watermark Home Loans reached out to me, and I thought he was like every other what seems like Used Car Salesman that seem to be parading as Mortgage Loan Officers these days. I needed to do a refi to take advantage of super low interest rates. I requested a quote from bankrate.com and get response from Monica Reyes of Watermark Home Loans and two other lenders. Monica quoted me the best rate among all offers so I started the application. This is the first time I used an online tool to file my documents and get responses. Watermarks online is easy to use and I can see my applications in every steps. The whole process is smooth and no hidden cost or any unexpected charges. The underwriter Maureen Gouge is very helpful. Refi closed a few days ahead of schedule. I have done finance/refi for about 10 times in my life. This is the best experience ever.

The rates were much better then we were payiing with our previous mortgage. The process seemed to take a bit too long because it all happened during the holidays and the first of the year. Our Loan Agent, Robert Skip Bradbury was very helpful and always ready to answer questions.

Ive worked in financial services for 28 years and aggressively shopped my refi. Travis and Watermark were exceptional - best deal all around, and their online portal and process made the entire refinance quick, efficient and an all around great experience. Travis was very responsive to all my questions via email and phone. Our notary at closing told me she found Watermark to really have the all around edge from the packages she was processing (several per day, daily). Highly, highly recommend.

Brent Czar and Susan Thomas did a great job on what worked out to be a tricky refinance. It took a long time from application start to the final closing, mostly due to the huge increase of people looking to refi with rates so low, but Brent and Susan never gave up working for me and continued the process even as I was beginning to have doubts if the refi was ever going to close. The rate was superior as Watermark is a mortgage Banker, not a mortgage broker who needs to add a markup to the actual mortgage bankers rate. Watermark makes, holds, and services mortgages for their own company, or bundles the completed loans to sell to Fannie/Freddie who securitizes those loans. Watermark is much more than a reseller of another companys product.

Robert (Skip) Bradury was our mortgage broker. Robert is knowledgable, experienced, communicative and trustworthy. We found consistency and accuracy to all details and information provided by Robert. This was our first California home purchase and we needed to close within 30 days and Skip crushed it. These days a reliable and communicative person is what is needed most and Skip brings that far better than anyone else we have met during this process. I dont have three thumbs but three thumbs up.

I had a fabulous experience working with Dyllon and I ll be highly recommending him to anyone I know who needs a mortgage or a refinance. I wanted to take advantage of the rates that were dropping at the end of 2020 so I started looking online for options. It was a stressful process and I was a bit paranoid about working with someone random online, but Dyllon/Watermark is legit and I got the best rate I found (2.48% for a 30 year fixed!). I ask lots of questions but Dyllon never made me feel like it was too much so I felt super comfortable with him. The whole process went smoothly and even though I never actually met Dyllon face to face, I feel very confident in him and I trust him. He always gave it to me straight and keep me posted with the refi process. I ll be saving so much after refinancing with Watermark and I m thrilled. If I ever need another mortgage or refi, I ll be sure to go back to Dyllon and Watermark. I ll be sharing this same review on other platforms because I want to make sure more people know how great it is to work with Dyllon so if you see my review in other places, know it s real and not a bot!

I just want to share my wonderful experience with this Company. My loan was got cleared within promised time(45 days). Every stage one will find right people who are ready to help. I was able to get a refinance loan for a condo from Moses Herrera at Watermark at a lower interest rate than any other lender. The application process was very simple and the lender worked with me through issues with my application (HOA Deliquencies). The online payment portal has a nice UI and is easy to use. I would recommend Watermark to others looking for a home loan.

My husband and I went to Jody when we realized it was time to see if the new low rates were going to benefit our situation. Jody was incredibly organized and strategic. She explained the different options and, refreshingly, told us that a low rate does not mean it is the best choice for us. We felt informed and supported. My husband owns two businesses so the paperwork gathering process is always a big to-do. Jody helped us work through any issues that arose and always had a solution. We had been through two lenders before Jody and had negative experiences. There is no question that we will come back to Jody for future home loans.

Watermark is the worst! I have bought several homes and have done a few refis but using Watermark has tarnished my outlook on mortgage companies. The communication was the worst, the time to get things done is the worst. From the sales rep Vincent to the loan processor Christie are the worst. I truly believe that they prolonged my case and eventually came up with a way to not perform my loan based on either age discrimination or because the interest rates went up, and they saw it as a loss. Either way they are pitiful and possibly criminal.

Ive worked with Keyvan Pourang and his loan processor Elia Cuadra recently on my refi. My experience was nothing less than great. Keyvan was very transparent and informative throughout the process while Elia was on very communicative and thorough in the loan processing phase. While I enjoyed working with both of them, I took out 1 star since the rate provided by Watermark was not competitive enough. I decided to go with another lender who was offering me a lower rate with the same terms. Still, I will keep these guys in mind for my future needs.

Watermark missed their Mark! The amouint of backup materials needed by them exceeded all imagination for my low, loan to Value and my income suitability. It took 3 months to fund! I would fault their underwriting department for asking of ridiculous items...like my leases on solar equipment, etc, etc I would not recommend them.

First of all, I have used Bankrate before, look for the best rate and call the lender direct! I clicked to get info and received too many calls from many other lenders that could do what I wanted. No Cost, Lowest Rate (2.5% 30yr) simple right? I have a Great Credit Score and loan to home value was around 30%. No brainier right. After not getting a call from Watermark, I called them direct from their web site. I was connected with Moses Herrera. I told him what their rate a fees were listed on Bankrate. At this time I was working with another lender, but was getting the we cant do that rate how about this. Moses asked how could he get my business? I told him say what you do, do what you say I just want the best deal, I dont care who it is. We started the process, easy web site to track docs, and status of the loan. We started on 12/3 and closed on 1/26, No Fees, 2.48%. Thank you again Moses Herrera, I was a pleasure working with you!

I have done 5 refinances with watermark between 3 different properties. For the most part it was an easy hassle free experience but I had issues on two of the refinances that have made me realize you get what you pay for. Issue 1: Due to our mortgage agent being slow we had an issue with a rate lock, and ended up having to pay to lower the rate back to where we wanted it. 50/50 fault on this one between us and the agent Issue 2: On the most recent and last refinance we will do with the company, they forgot to include the escrow for the property in the loan. So I just got a letter saying that we will be paying for 2 years of property tax this year, and it was completely unexpected. No call, no apology, just a letter. So I called watermark to figure out if this was an error, and they sent me higher up the chain, and the last person I talked to essentially told me that Yes, they messed up your refinance and forgot to pay the escrow, but if it makes you feel better this hasnt happened before. At the time this company was offering great rates and the agent was pretty decent, but after the last experience I will be going with a different company in the future. Not the worst choice if they have a great rate, I am just salty after the last refinance.

Moses Herrera, our rep, was straightforward and responded quickly - we very much appreciated his work. Everyone else we dealt with at Watermark was MIA. It took 3 months to get our loan through. We own a profitable business and are high net worth. Watermark simply could not figure out how to deal with us. Questions went unanswered or were monstrously slow in obtaining their answer. Would not recommend to individuals of similar circumstances. For those with simple (a job with W2 income and zero to few investments) they might be great.
