You dont know you have a bad lender, until its too late. Listen to these comments... RUN TO ANOTHER LENDER... DONT START THE PROCESS WITH THEM!!!!!!!!! ITS PURE HELL!!!!!! This lender is TERRIBLE! They nearly caused our house sale to collapse. But for the other professionals handling this matter, the sale would have collapsed because of this companys stupidity. IT TOOK ALMOST TWO MONTHS FROM START TO FINISH TO CLOSE. They couldnt get their software to work. They accused documents from reputable companies of being whited out, and fake. They repeatedly didnt care about deadlines and missed every single deadline--- INCLUDING THE CORRECT TIME TO FUND THE SALE!!!! Excuses were always- were on California time. Really? California time means they dont start working until noon on the east coast, and if its after 3:00 pm their time, nothing can be done until tomorrow. What a joke this company is. Their underwriting team is disorganized and unrealistic. After the closing, they refused to fund the sale because it was too late in the day. The following day, after a DRY CLOSING (WHO HAS TO DO A DRY CLOSING IN THIS DAY AND AGE), they STILL REFUSED TO FUND THE SALE. Their excuse this time- questioning where our deposit came from for the closing. It was to come from our bank account- the one they approved and continuously demanded statements from- we provided receipt from the bank for certified funds, bank statements, copy of check, check stub, closing attorney saying its good.... THEY WANTED THE HANDWRITTEN WITHDRAWAL SLIP I GAVE TO THE BANK TO GET THE CERTIFIED FUNDS!!!!! ARE YOU KIDDING ME. Who takes a copy of that-- what bank gives it back to you? (PS- they also wanted this bank slip for the two other accounts we pulled money from, despite them making us pull the money three weeks before closing and send copies of the certified checks as proof the money was ready for closing three weeks before closing.) They couldnt for the life of them understand a retirement Plan document. I get the average person cant- but your underwriting team couldnt understand one of the most basic plans in existence. Demanding things that simply cant exist under ERISA law! If you talk to my realtor, my mortgage broker, the other realtor, our closing attorney, or us--- we would all say the same thing--- RUN AS FAST AS YOU CAN FROM THIS LENDER.... THEY ARE TERRIBLE... YOU WONT WANT A HOUSE AFTER YOU HAVE BEEN PUT THROUGH THEIR CHILDISH RIDICULOUS REQUESTS- and likely, YOU MAY NEVER CLOSE!!!! Even if you close, youll still need to jump through hoops to have your deal funded... LOOK AT THE OTHER REVIEWS. These are not disgruntled former employees-- this appears to be a pattern and planned behavior. Maybe they just dont have the money to fund all their deals so they have to delay them... maybe they simply cant comprehend the underwriting process... not sure, but this is an absolutely terrible company and experience. If you started with them, and you are now looking at these reviews to see if youre crazy--- YOU ARE NOT. Go find another lender... RUN!!!!!!!!!!!!!! Lose the closing now, because there is nothing more devastating than finding out they may not fund your deal after the closing has already occurred because they need handwritten bank withdrawal slips..... RUN!!!!!! YOU ARENT RUNNING FAST ENOUGH... CLICK OVER TO ANY OTHER LENDER.... For the record- I am not a former employee and had no knowledge who LoanSteam aka OCMBC, Inc. was before this dealing.

This lender put my husband and I through absolute hell. They lengthened the purchase of our new home. They forced us to pay 0% interest rate debts unnecessarily- draining our funds. They had unrealistic demands for documentation and constantly asked for account statements- like 30 of them. Literally. They went through and dissected our finances - which would have left any logical being with no doubt we could afford the home easily - and made us jump through every hoop in the book! The realtors, sellers, brokers were all commenting on how completely insane this was. The title company (Concord Title) told us they knew it would be horrible to work with them, but it was EVEN WORSE than they had imagined!! Even after the paperwork was signed and the closing was over, they threatened to reverse it because we started to spend money. We had no couch!! We had no mattresses for our kids to sleep on!! So we bought them for our new house and they were still basically harassing us with this overlord mentality! Run from this Lender. And if you work there, you should quit. Oh, then they sold the loan off within two months - which makes me feel like they just wanted to watch us squirm.

I ve called during business hours and select the options to speak to someone about my loan, goes to a disconnected dial tone. I call the next day, left a voicemail to be called back. Called again the next business day, left another voicemail. Called the following Monday, left another voicemail. Spoke to live agent today, who said they will have someone else call me back in 15-30 minutes and if someone doesn t call me back in an hour, she would personally call me back that was around 10 am and now it is 2:40 pm and I have not heard from anyone. So I just called back and was offered to be called back with keeping my place in line, so I did that option and it immediately said, someone will call me back the following business day. Now calling again and waiting on hold until I speak to someone. I ve been on this call for 13 minutes already. My payment was due on the 1st of March. I sent the payment via ach on their online portal, on Feb 27th. The funds are still in my bank on March 6th. I m happy my loan was bought for the 4th time and that I only had to deal with this lender for a short about of time and one payment. Their customer service is . Well it is not any type of service at all take your business elsewhere if you can. Update: still waiting to connect with someone, still listening the onhold recording, 39 minutes and counting . Update: 102 minutes on hold. I give up. Guess I ll try, AGAIN , at 8am when the open and hope to connect with someone.

After 25 days of working with them to get a pretty straightforward investment loan clear to close, they denied our loan. The reason being, an AirDNA report. For those that dont know, AirDNA is an AI report that takes an average of other AirBNBs within a 2 mile radius. This can include any type of rental with similar bedrooms, bathrooms, and sq footage. But what it does not take into account are any amenities, the quality of the building, the type of property, views from the house, etc. Even AirDNA admits this and even wrote a letter on our behalf to support these facts which we submitted to this lender. We also submitted, upon request from this lender, a 1007 Form & paid for this to be performed by a local appraiser. The 1007 Form for those that dont know is a rental analysis prediction which takes into account bedrooms, bathrooms, sq footage, but also all of the amenities, views, quality & age of the build, type of property, etc, by a local appraiser who knows the market. The 1007 Form is a more accurate and up to date form. The AirDNA came back on the lower end and below our monthly mortgage by about $1000 and the 1007 Form came back well above the mortgage by about $4000. And as a seasoned investor, we know from experience this home would produce what we need it to produce to not only make the mortgage but also pay a healthy ROI, otherwise we wouldnt be purchasing this home. Come to find out, pretty much all other lenders take the 1007 Form over the AirDNA report which makes a lot more sense since it is literally customaed to the property not just the area. I came on here with a warning to other investors, do not waste your time or money with this lender.

The website is terrible, I was trying to make a payment on this site for the 2nd month now. The first month it went easy but this 2nd time it keeps crashing. Then it says my information is wrong. I tried calling the number and was left on hold for over an hour with no progress. The experience with this place has not been easy.

They deserve 0 stars, they never answer calls, and on the portal there is no option to make payments to the principal, how ugly the truth is, I think they should at least answer the phone, or they should return the call, but calling them is a waste of time, they dont want us to make payments to the principal, since they dont have that option in the portal or not. They answer the phone.

LoanSream was amazing. From using their QuickPricer to uploading and disclosing my file, they made my experience feel like my company was doing the loan instead of it being brokered out. I am NOT one to broker loans because the experience that my borrowers and I have had in the passed convinced me never to broker out loans. But this particular loan needed a better DPA rate and LoanStream offer this. I was able to remaining in contact with my client and referral partner with updates, while LoanStream handled the rest. All borrower related communicate came through me and my teams as normal which was really fantastic. Chris, I appreciate all that you and your team there at LoanStream did to make this first experience with your company an amazing one. My client was really happy. Thank you!!

Terrible. I have been trying to make my first payment for the last two weeks. Their web portal was not accessible. Then they entered the wrong principal balance. It was over double. Once corrected their web portal pay page link was broken and also can not access their web portal from a mobile device. This company is not set up to handle customers in the 21st century.

WARNING.... If you are a borrower or a mortgage broker, stay away from this company. They dont respond to your questions, takes weeks to review your documents and will never close on time. In this day in age when volume is slow they still take weeks to review a document. There communication between there team is horrible, they dont communicate. One person gives you one answer and someone else gives you another. I have lost a lot of money working with this company, just not worth it anymore. If you read this review, please stay away from this lender. If you are going to purchase a property, please dont use LoanStream your loan will never close on time. I have even spoke with management and they just dont help nor do they really care. If you care about your loan or a broker and your money, STAY CLEAR AWAY!

My mortgage company just switched me over to Loan Stream and I have the same complaint as everyone else with them not answering the phone or contacting customers back.I have called several time left messages and no call back. I m trying to make a payment on my loan and the website will not except my loan number it seems they are trying to make me late on my payment by not answering my calls. I will be hiring a lawyer because this is bad business practice against customer.

Im a new mortgage payee after my former lending company JMAC passed my mortgage loan to them. I contacted 3 times but the same operator answers and transferred me to another line and left a message. All I have is a question about how to add principal on my payment. It does not show on website. I dont know how long I have to wait till I get a response from these people not even sure how many are running this company. Im still waiting for a call back and hopefully soon. Ive been with 3 different mortgage company before and have never experience something like this. Can you just post all answers to peoples questions online so we dont have to bother you guys? Just disappointed!!

It would be nice if when I call the company servicing my loan that I be able to speak with someone who knows about and has access to the information concerning my loan. But no, when I call I get a receptionist, every single time, who knows nothing about me, my loan, or anybody elses for that matter. They are merely operators hired to answer phones and take messages. And even that could be acceptable IF someone in the know actually called you back. Horrible company and service. Oh and I cant fail to mention if you go paperless, which btw I wasnt given a choice, the website gives you very limited information re: your account.

Im only giving 1 star because you cant give no stars. I sold a house to a couple that used LoanStream, it was a nightmare they are the worst company to work with. When I put my first review up, it was one star with a detailed review, the loan had not closed and the person working on it, Chris Penney, called my husband and said as long as my review was up he didnt feel motivated to close the loan. I changed the review to 5 stars and he still didnt get it closed until 2 weeks later. All together it took almost 3 months for them to fund the loan. DO NOT USE THIS COMPANY. They are unprofessional and excuse after excuse.

As a mortgage broker, LoanStream has products that no other lender I work with has. They are responsive with underwriting and processing and my account rep, James Finch, is always there to help. Thank you Loan Stream, for helping my client get into a house, when no other lender could! Update to my original review. I had to quit loan stream as they simply dont care about their broker partners reputation. I had a loan cleared for closing 12 days before closing date and they still didnt have the closing documents or final figures until the day before closing. Steve Nagy from operations couldnt have cared less and basically blew me off when I asked to have a conversation with him.

Customer service is horrible. One time, I called them and they asked me to call them back because they were in lunch. Then, any time, I call they put me in hold or transfer me to a answer machine

If you are a Broker: Dont do business with this company. Yes it seems they have competitive rates but they take sooooo long to work on a file. Account Executives dont answer calls or emails. I worked with LeAnn and its hard to communicate. Unfortunately, I lost my client Ms. Torres. We waited 3 months and now that seems we were close to issue a CTC we cant even issue a CD. They loose your paperwork and conditions. Seems like the communication between their staff is lacking. Trust me you will loose your clients if you submit a loan with them. ....Also, I noticed they are similar reviews like mine. Just for the record no Im not a former employee of this company.

If youre a broker and considering submitting your loans to Loan Stream on the broker channel, RUN. RUN FAST. Dont be fooled by their pricing on loan sifter. RUN. Easily the worst wholesale lender. Say goodbye to your referring partner relationships the second you submit a loan to them. Underwriter phone numbers are disconnected. They will charge your client lock extensions when they ghosted you for 3-4 weeks. The A/E will never respond. Lock desk will never respond. I had one file that had 4 different underwriters because all the underwriters quit. RUN.

I understand originating a loan is taking longer now more than ever given the backlog of deals but the service has been absolutely garbage. Ive done many loans and know how they work but this place has the most uneducated, unprofessional, and unproductive workforce Ive experienced in the last 8 years. Do yourself a favor and choose another route. Re: Response from Loanstream. This is false. My father and mother had a loan with you that just closed after 2 1/2 months. Many mistakes along the way. I reached back out to you over a week ago and still havent heard. Im here wasting my time trying to notify you of issues you have and improvements you can make to create a better process for your customers and here you are posting a generic comment against a really bad experience. Hope your future customers have a better experience but Im not holding my breath.

Chris Pinney is one of the best Account Executives in wholesale mortgage lending. He works his butt off to get tough deals done and is always super responsive. I cannot recommend Chris and his team enough.

Incredibly happy with loan stream. They took a very complex investment purchase and were able to close it on time. My rep, Art was there every time we needed him and his communication was on point. I highly recommend loan stream.

Although their interest rates solicited appear competitive, their super long turn-times to support those rates are misleading and results in the rate lock expiring and costing the borrower a rate lock fee. They should be offering a 45 day rate locks at 30 day rate lock pricing until they cant ramp up their staff to handle the incoming loan volume.

I had very bad experience getting the loan from this lender. My house closing date has been pushed over and over again. It has been over a month now since original closing date and we still cannot get the funding. The team is very unresponsive and fail to deliver what they have committed. Their interest rate might be tempting but no where near worth the amount of disappointment, stress, and headache. I don t recommend and will not be doing further business with LoanStream mortgage.

68 days I was under contract and Loan Stream caused me to lose my house and $2000.00 in earnest money. I was the borrower and Realtor on this deal. I had 4 different close dates. The A.E lied to me about the status of my loan and yelled at me over the phone. I was the customer and they treated me terribly.NO one should use this company. They are the worst and I will never stop talking about the terrible experience I had with Loan Stream.

Horrible company. Please do not use for the purchase of your home. They are not trustworthy and not organized. They were not supposed to charge us for a check that should have been voided. We received a pre-approval from loanstream in November and went into contract to purchase a property. We submitted every piece of information that we could possibly give. Our initial closing was slated to be December 3rd. On the Sunday before, they requested information (at 4pm). We worked diligently to provide this information and submitted it all on the 2nd (Monday) in the morning (est). We heard nothing. The closing was delayed until the 12th. Right before the 12th, they came back asking for more information (aka conditions). The issue is that they were requesting things which we had already provided. The closing was delayed again. Fast forward several days, our contact with the seller expired. We are at risk of losing our deposit for the property. LoanStream continued to blame the broker, however, it was determined through personal phone calls which I made, Loanstream dropped the ball repeatedly. Every time that I called, they told me that the loan was being finalized and in docs. They pulled a bait and switch on the very last day of their contract (we received their counter on the 30th and THEIR portion of the contract expired on December 31st) upping the deposit and interest rate. They sent a denial letter stating inaccurate collateral which is absolute lie because the property appraisal (which they received weeks ago) was above the purchase price. Because of Loanstream, we are out thousands of dollars and have been under constant financial stress and headache for the past 60 days. I have documents to back up my statements, a timeline of events to prove they are at fault as well as the testimony of the real estate professionals and broker. PS - that Shaw dude who posted the 5 star review below mine is an employee for the company. It can be verified on LinkedIn.

The provide terrible customer service. They are unresponsive in responses and give everyone the Almost done with the file response. They have caused stress to myself and family and I do not know how they continue to be in business. Run away!!!!!!!!!!

If I could give them negative stars, I would. This lender has required three closing date extensions, they have poor communication, and no decency for anyone involved in the transaction. If you have the misfortune of coming across this lender, run the other way.
