In my experience, when a deal is considered "low value" loan officers or even real estate agents arent motivated to assist or there is great slack in the service provided. I was especially worried that this might be the case when contacting a lender in California, but that was not the case. When I explained our goals to my loan officer, Marquis, he was more than happy to assist. Even AFTER hearing the value of the property we wanted to refinance LOL. He was friendly, professional, and a patient and thorough communicater. The process was seamless. Unfortunately, towards the end of the process, I discovered he was no longer with the company, which resulted in a bit of miscommunication with closing.Overall, I'm happy with the process and I highly recommend.

I wanted to take this moment to leave a review for my account representative Scott Feyche. I have recently submitted four purchases and two cash out refinance loans for the same customer. I am so proud to say that thanks to Scotts help I already received the clear to close on two of my cash out refinances and two of my purchases. Scott Feyche is such a wonderful account representative to deal with, that any time I have a Non-QM loan, I only want to submit that loan through American Heritage Lending, and deal with Scott Directly. Scott always responds to my emails and telephone calls, and makes me feel like I am his only client. His customer service skills are exceptional. Would give zero stars if I could. Before submitting a deal I spoke with AE Debra and advised that borrower had something on his background as well as sending her background report to see if this would be ok. Every deal cant close so I understand if it would have been an issue, no problem. She advised me she spoke with her manager and should be ok. Long story short we got a CTC and it became an issue. The real kicker is there was a product with no background check that was never mentioned, suggested or offered. Unfortunately a sorry just doesnt cut it.

I started using AHL after my Account Rep, Anthony Calabrese, introduced me to their services. AHL has been my goto, non-QM lender, ever since. I pick and choose which lenders I do business with based on customer service first; and both Anthony and AHL have continued to get the job done. Even if a lender is great, it never works unless you have an Account Rep you can trust. When Anthony says we can do a deal, I know we can do a deal. Its just that simple and that is why I continue to send them more business each month.

Just closed my first renovation loan with AHL. I worked with Jessica Reynolds and she was extremely knowledgeable and diligent with regard to getting our loan approved. We have worked with other lenders but AHL was able to give us more leverage for comparable terms. I would highly recommend working with Jessica and AHL. Our loan was completed (application to closing) in appx 2 weeks!

We transferred two difficult, DSCR loans to AHL from another lender. Working closely with the AE, Mike Moss, inside account managers and the underwriter, were able to close both loans in under 30 days. The communication and quick response during the loan process made the experience effortless. Their portal is easy to follow, and the points stacking places them head and shoulders above the competition.

Jessica was truly awful to work with and a waste of time. When we had other lenders reach out to us after she pulled our credit, she became hysterically upset and started yelling about putting our account on hold and no longer working with us if we talked to other lenders. She hadnt even given us any information on what our rate or what the cost would be yet. Lesson of the day, its always best to shop around.

I used American Heritage for the first time for a refinance on a fix and flip loan. The process was very easy and simple. It took about 45 days to fund the loan. Brian Gutierrez was my processor who went over and beyond to get this loan funded. They were able to make a very big exception with the loan amount due to my portfolio, credit score and equity that was in the property. Brian was very deligent in the process, able to communicate effectively and was very pleasant. I do a lot of fix and flips and I would say this would be a great lender to do a bridge loan with.

This was my first loan with American Heritage Lending, my point of contact (AE) was out of town in the middle of my closing. This made it a little difficult, but we were able to get it done. At times felt frustrated with the process and also being informed that we would not be able to use an amount for rent that we were supposed to be able to use was also disappointed. Patricia the account manager was helpful and at times we would go back and forth but at the end of the day we were able to get the loan closed. Not with the terms we wanted put it worked out.

First, I dont ordinarily make it my goal to complete reviews unless my experience with a company was unmatched. Over the past few years, Ive worked with multiple lending companies, however, for one reason or another, I did not feel motivated or have the urge to leave a review. In this case, my refinance process and my overall experience with American Heritage Lending LLC is top notch and the best hands down. I felt the need to prepare this review for other investors searching for a lending company that will produce. The first action taken by the loan officer was to properly assess my request to ensure that their company would be able to fund the deal. This is vital for real estate investors because there are multiple companies that, sit back and allow investors to waste time and money on things such as appraisals and later discovered that their companies cant complete the investors request. Ive experienced this, and trust me, its not a pleasant outcome. The entire team responds quickly to my questions and always kept me abreast of the refinance process. I was notified immediately of the next step in the process. Amazingly, my loan officer and the team always kept me in the loop via phone and email. I appreciated that the company was flexible enough to execute and produce the result that I sought. The outcome is exactly what I hoped and the company delivered with ease. Worst lending experience in over 200 deals over past two years. Numerous unanswered voicemails, horrible communication and terrible customer service. Made our buyer sit for over 2 hours AFTER signed docs were sent to them to release funds. Cannot recommend American Heritage Lending to clients.

I would highly suggest American Heritage Lending to anyone looking for these types of services. I am new to property investing and looking to take on new opportunities. The team at American Heritage Lending worked closely with me to get my first loan. We ran into some hiccups along the way but each time they worked with me to find solutions. Jimmy was so friendly and made me feel at ease starting the loan process. He always responded in a timely manner and had incredible patience (I had so many questions). So far I have had two loans funded (2/23) and am working on two more. One purchase, one purchase with a rehab loan and the two others will be purchase with rehab loans. Nicole my lending agent has been very responsive and keeps the ball rolling to make sure everything on the front end of the deal is good to go. Paula and Patrick on the closing end have been spectacular. There are always hiccups, we had major issues with a short sale (seller side) Paula and Patrick made it happen. I am currently under contract for two more properties and this team will close in appx. 3.5 weeks from OTP contract to closing. Highly recommend American Heritage.

Please be cautious at American Lender Heritage as they will advise you to use Property Rate LLC to lower the lower value of your home and delay the process while collecting over 1000.00 dollars. Just a really show stopper after I told them, like I told everyone other lender, to not run my credit report by a certain time. They did however and claimed that I agreed to that on the application. If I told you not to run my credit and you know that my credit would be run, why have me fill out an application? Just an acknowledgement of an error could be tolerable but to blame it on my accepting that while filling out an application is juts not acceptable.

Wow! This has been the best experience I ever had with a lending company ever. I am an investor and I have seen my share of lenders. When I stumbled on AHL, I was scrambling to get a lender to take over 2 properties I already had in escrow as I was not happy with the previous lender I started with. Joanne was my loan officer and from the first interaction she was on it. She was honest, communicative, and understood the urgency of the matter. She rolled up her sleeves and got to work. Joanne and her team were very thorough with my file and made sure they had everything for underwriting and made the process seamless. Considering they were involved 3 weeks after the acceptance of offer, and still barely missed the original closing date by 2 dates. That is incredible. I believe if it wasn t for the appraisal taking a long time to schedule, they might have even met the deadline. Also, the feedback was equally great given by the title company and my realtor who interacted with them all. Keep up the great work. Looking to do more business together. Between the top notch customer service provided and great products, I do recommend AHL wholeheartedly to anyone.

WOW! We were blown away by AHL. Jessica was very patient with all of my questions since we had negative experiences with other lenders on a couple other cash-out refis. Honestly, I was skeptical all the way until we received the closing docs to review. Her team, Paula included, did a phenomenal job with communication and we closed right on time. Actually, we would have closed sooner but we delayed the appraiser by a week since the property wasnt 100% ready. They have the lowest fees and offer competitive rates. We will be coming back to Jessica and her team at AHL for sure. It feels so good to finally have your team on this crucial step of real estate investing. This lender got things done in a timely matter and we were able to get the cleared to close days in advance instead of the usual 24 hours prior to closing day as Ive expereinced with other lenders. There response time/communication wasnt as good as other lenders that Ive worked with but they outperformed others in the most important aspect which is moving the loan through the process and getting it to the finish line on or ahead of schedule. I will definitely be using AHL again in the future!
