This company is terrible! I’m in loan modification and they tell me they accepted me for $1496 a month, then I call back and tell me they offered me that prematurely and denied me. I said you can’t jerk people around like this, and the only response was that the agent gave it prematurely. So furious. They don’t want to help you save your home, they just wanna take your home! Put them out of business! I wish my loan would’ve stayed with Chase and not transferred to this Rushmore Servicing.

My experience with Rushmore Servicing, has been a nightmare. I find them to be incompetent on many levels; it’s not easy to speak with a representative, the system keeps you in a hoop. Supposedly, my loan had been transferred or handoff to another Rushmore Company. My credit history is no longer being reported to the credit bureau agencies as of September 2023. Currently, Rushmore shows my mortgage paid in full, which is incorrect. Their reporting is incorrect or no reporting. Upon, calling them, I received information that I had not received on previous calls. I’ve researched contacting the federal agency Thirft. I’ve submitted to the credit bureaus for investigation… wondering if it’s possible for class action for incorrect, incompetent behavior…🧐

They’re holding my insurance money hostage and I can’t repair my home
I have also now discovered they paid my taxes twice. NY Taxes so we’re not talking about couple of hundred $ either. I finally threatened to sue them, and pull all the $ out of the account that they were pulling the mortgage out of if they didn’t release me $ to start fixing my home before I lost my contractor! Then and only then did they finally send a small portion, enough to start the repairs on a 1/4 million $ claim…. Best part? They sold my mortgage promptly after doing so which was nothing but a blessing! The new mortgage company sent me more $ within 5 weeks! 5 weeks! Unbelievable…. All I can tell anyone is if you get sold to this company? Refinance a fast as you can THEY S&CK!

This company basically gives up on you and assumes you will be foreclosed upon, and rushes your house to auction.
This company refused to return my calls. They did not respond when I asked to be escalated to a manager. They continue to send out foreclosure notices even when you are paying on time. Their customer service is horrible. They are completely "over the phone" and do not allow email communications. They keep you on hold until the cows come home. Stay away if possible.

Useless !!! Simply useless!!! 20 mins for phone bots then 1 hour with customer care who are completely clueless or delibrately unhelpful. Impossible to get a payoff quote. Not recommended in the least. We have decided to simply pay off our mortgage due to the sheer horror of dealing with unresponsive enquiries.

Rushmore Loan Mgmt wasnt that great to begin with and now they have transferred their accounts to Rushmore Servicing which I cant say enough bad things about. Trying to get thru to a human is exasperating and when you do, its over seas and very hard to understand the person trying to help. Since my loan was transferred, I have had nothing but problems with the amounts being charged to me, supervisors saying they have fixed the issue, and supervisors saying they will call me back. I only gave one star so I can post. There are no stars to give. No one works there...all you get when calling are automated options. And even though hours of operation are noted, Ive called and the message says The office is closed. This really seems like a sham situation. My grannys loan was discharged in a bk case, yet they (as debt collectors) still expect payment....CAN U SAY CLASS ACTION LAWSUIT??? According to Google, Terry L. Smith is the CEO of this shady business. [And for Christs sake, I cant even find a fax number!!)

How can this company NOT be on some investigation T.V. show or at least checked by the Feds? After my Parents DIED, and the house was no longer in their name, I was still paying the loan off and could not recieve any help VIA the phone and the web site is not any help and the HOUSE is not even in my name.. Calling the number you get no help what so ever, emails not returned, web site is a joke. This loan has NEVER been late for payment EVER! Wells Fargo sold this sold and NEVER said a word to my Elderly Parents that are not longer with us and have passed, yet this folks do not care and they raised the payment with no communication what so ever. HOW CAN THESE FOLKS STILL BE OPERATING?? How can you have all these bad reviews and not respond to them what-so-ever..

They use harassment and scare tactics to collect $$$. By far the most irresponsible, disrespectful and immoral company I have ever done business with. MAY 2023 UPDATE: ONLY after 5 Months Rushmore move mortgage to Specialized Loan Servicing with a15 Day notice!! PLUS Rush never completed paperwork we submitted. With one exception, returned ANY communications, with them! THEY SIMPLY STINK! THEY ARE NOT BANKS! NO FDIC! No interest on escrow.Servicing companies. represent GREEDY INVESTORS, not you! 1/23/2023-100% non-responsive to faxes correspondence and forms that were sent and we received on 12.16.22. Regarding loan changes. No phone calls have ever been returned no fax is aware of the responded to. Now I received a letter saying they didnt get the forms I sent and I have proof of delivery from USPS. In my opinion, these people absolutely suck. October 19, 2022, after receiving a notice from Rushmore I attempted to go online and set up my account which was transferred from truist bank in Georgia. 2 1/2 hours later I still was unable to get the account set up online. After three transfers and finally getting someone stateside, instead of the Philippines, I was able to get some answers to my questions. I am still not registered online and they sent the information to their IT people. Cannot get any worse than Truist already was! Disgusting money grabbing companies.

I received a very rude notice today that my insurance was going to expire and Rushmore was going to purchase homeowners insurance for me. I called to see what was happening as my insurance has been paid for the past 20 years via escrow disbursement . 15 min on the phone and the agent can t find my account. I had to pull my federal taxes and get out my 1098 to give the agent my loan number. The agent had no idea why the policy wasn t paid via my escrow and called my carrier to verify. Unfortunately the office was closed for the day. I was then told to go online and upload my insurance docs for verification. The agent was still on the phone with me when a asked a question about the website which she didn t know the answer and told me to call my insurance agent in the morning and have my agent call Rushmore to verify and it had to be done first thing because it can take Rushmore 3-15 days to do something and I may be charged for insurance via Rushmore. WHAT THE GOD ALMIGHTY I paid Rushmore! Rushmore did NOT pay the insurance premium, but I ll get right on that!!! Can you say REFI?

This company deserves zero stars honestly. Took 2 months to set up my account back in October and then wanted me to pay 3 payments at one time to come current on the loan. Then, after 6 months, I was transferred to a new servicer with no notification from Rushmore. They claim the letter got lost in the mail. Its crazy that mortgage servicing can just get shuffled around with no notification.

I have requested a 1098 several times. I still do not have one to file my taxes. Today the lady tells me she will email again that to me. I wait 10 minutes on the phone and it s still not there. She also tells me she will send it by fedex and I will have it in 2 days! Taxes are due by the 15th. She stated that since I use gmail that it will take longer! It s been four hours. My loan was serviced and bought by different company in December. I have that 1098 for the one month servicing with my current company. She told me to login on the Rushmore portal and I told her I already did that and since I m no longer a customer I can t get any information. Is this company a joke or what? Do not use them unfortunately I had no control as my first loan I had was amazing and it was sold out of my control. I am beyond frustrated!!!!!!

Most of the representatives over the phone we talk to are rude and have no manners. I heard them talking to my mom and the talk over her while she s talking and keep putting her on hold while she s still talking. Horrible customer service with their escrow/insurance team. I thought changing home insurance plans would be a simple and normal transaction. Absolutely not! It was such a pain talking to their staff that clearly knew nothing about the process - kept putting me on hold or transferring me to the wrong team. They never updated my escrow for my insurance change after acknowledging receipt; premium was paid in full. So, I was essentially over-paying for a while. I complained in writing, with proof, and they just sold my loan immediately after.

I have had no problems with Rushmore and my mortgage, actually they have been very easy to deal with. The problem is that my home was hit by hurricane Ian and my insurance company sent my check to Rushmore, now Rushmore is holding my money that i need for repairs hostage! they have had my money for over 3 months, my home needs repairs and i cant get anyone to come fix anything until they get paid. Rushmore is a great mortgage company until you have a natural disaster and you need your insurance money........ also who is making the interest on my money??

Its in the middle of the day and every option that I select says that their offices are closed. Im guessing no one works to answer the phones. DONT TAKE ANY FOREBEARANCES!!! We have submitted 7 modifications - all denied, offered tens of thousands to assist with bringing us current. They refused to do a modification with us. They offered forbearances to us like candy as if they would work with us to get current. My husband is a veteran and they would rather see him on the street than to modify our loan.

Website is constantly down and automated telephone service is terrible. If you are able to sign in and have a question, the human responders just use preset responses that barely answer your question if at all. My two biggest problems were: they paid my insurance twice and increased my escrow requirements. It took 6 months to resolve. The other, when we sold our house, I was never reimbursed for the last months automatic payment we made despite being required to pay loan off in full prior to that payment. Now its tax season and I have been locked out of my account and cannot retrieve my 1098.

Rushmore had my loan for about three weeks before selling it to another company. During this time I had already set up my automatic payments so I called the customer service to make sure my first payment should still be paid to them and the response was it should be fine but I cant guarantee it. What does that even mean?!?!?! Its your job to let me know whether I should make my payment to you or the new company. What a horrible experience with this company in the short time we were with them.

DONT BUY PROPERTY FROM THEM THEY ARE UNETHICAL!!! This is a TERRIBLE company. It took them 3 months after they approved my modification which was a result of my mother dying, to update my account. Then they tell us we are 2 months behind and they only accept the full payment amount but they will take your money and just let it sit in the account. Thats sounds super illegal to say you wont accept those payments yet you do and just have the money sitting there. Ive worked for mortgage co.panies and none of them ever did that. Worst customer service on the planet! Plan to literally wait for days on hold in their automated system. Someone may pick up and say let me transfer you and all they do is put you back in the automated loop. Someone should investigate. If this isnt criminal, it certainly should be! Maybe a class action lawsuit or something is needed to get them to be responsive to those whose loans they service? This should be illegal! ANSWER THE DAM PHONE!!!

I have been a client for just under 5 year. I have only had very accommodating service and Ive found the company to be very reliable, helpful and courteous. The interest rates only went up one time, which was great.

The worst company , on the 29th of this month I am going to be left without home insurance because they have not paid, I have the whole morning trying to communicate with the Rushmore insurance department, when I was trying to explain to the sudden in Spanish the which is why Im upset I hung up on a rude person. Be careful when buying a house, companies sell your debt to companies like you are.

I havent been with Rushmore Loan Management Services not quite 2 years and Rushmore recently transferred my mortgage to another mortgage company. Recently Rushmore failed to pay my Home Owners Insurance on-time which caused my home owners insurance to expire which is ridiculous! They showed me that they are incapable of taking care of my mortgage responsibilities on my behalf!

Even though they paid my old insurance company direct AND I sent them the new policy with my paid in full receipt, 2 months later I get a letter stating they are force placing insurance. Cant get them on the phone and sending a message just gets you the run around. HORRIBLE customer service!!! I will never use Embrace Home Loans again because of all the issues I have had with Rushmore Loan Management Services!

My loan was bought by them after I refinanced through Embrace Home Loans. I have been fighting with them for the last two months to get my online profile to work so I can pay my mortgage. I have talked to them countless times and have been told over and over they will contact their IT/website department and call me back within a couple hours. I have not received a call back from them. In order to pay my mortgage I have to use the automated phone system which is a pain. Every time I talk to someone on the phone, it is apparent they are not a US based call center. Very disappointed in the service I have received.

My mortgage was paid off in April of 2021. I have not received a satisfaction of mortgage as of this review. I have called and called many times but still no SOM. I dont know what to do. Customer service is polite but they are not solving my big issue.

Getting ahold of anybody is impossible. I call 3 times to get an agency directory and no other options, I call back a forth time and get to enter in my information, just for it to say theyre closed? Theyre open 8am Monday through Friday andi called at 9am, so the phone system doesnt even know when they open? What a joke

I wish I could give negative stars. Its been almost two months since the loan was paid off and still no reconveyance for the the Partial Claim Deed of Trust. They should not be allowed to manage loans. Customer service is completely clueless, and the department that is supposed to be able to help are all talk and no action. Every person dealing with this company regarding my loan despises them. Me, my real estate broker, the escrow company, and the title company all have nothing but negative things to say about them. I am not surprised to see so many 1 star reviews.

Rushmore requested documents which I emailed to them yet never received confirmation of receipt. I called and someone who sounded half asleep said something was received but I don t know what. Everyone out there who is unlucky enough to deal with this so called company beware!

The business hours clearly stated on the website are incorrect and there is not a 24/7 line I can call. I am locked out of my app and won t be able to access it until Monday when they are open . This is ridiculous.

Website is not sending verification code so I can log in. They bought my FHA loan so I didnt pick them. Better online website than my old one but it doesnt matter if I cant conduct business when I need to.

My Mortgage has been bought out by this company and I have been trying to get my relationship manager on the phone for 6 months I have never received a call back from any associate at this company Ive faxed them over 75 pages of documents they requested for my loan modification and again all I ever get is letter saying they have never received this information

We were not happy at all with Rushmore. My mortgage was made on auto pay. I was never late with a payment. Included in our payment was our home owner insurance and taxes. We sold our house a few weeks ago only to find out Rushmore had not paid our summer tax bill. Now we paid them in escrow to pay the taxes. So where did the money go?? I have called them I have emailed them and no response. So now I had to pay the taxes again so I could close on our house. I have never had a mortgage company treat their clients this bad. I WILL NEVER USE THEM OR RECOMMEND THEM TO ANYONE!!

They either didnt pay my school tax bill at all or sent it to the wrong address and I wasnt made aware of this until I got a delinquent tax notice from a tax collector 7 months later. I then spent 3 months trying to get Rushmore to pay the tax bill out of my escrow.

I was on hold for 15-20 mins then a guy came on who was rude and disrespectful. Hangs up the phone on me. I called back spoke to a lady who was nice and courteous and answered all my question. I believe her name is either Shavonne or Shavonna her time and patient was very appreciated. Because of her I was able to figured some stuff out. She is the only person I spoke with so far with good Public Relations.

This company, Rushmore recommended GoodMortgage for me to get a equity loan for a piece of equipment I wanted. I ve been in the process of acquiring a VA loan since 2/2/22.. I have met all the test and inspections and the loan was supposed to be done in 30-45 days at a locked rate starting 2/2/22. It s not going to get done by this GoodMortgage com. Thanks Rushmore for the bad advice of who you thought I should do Buisness with. Shame on me for not looking up the reviews on GoodMortgage. They are pretty bad. Most of the reviews say RUN AWAY from this company

My mortgage was bought by rushmore from wells fargo 2 yrs ago. I have been trying to resolve an issue with hazard insurance charges on my escrow account placed by rushmore for over 1.5 years. My condo has a blanket policy in place; had faxed it, emailed it, certified mailed it to rushmore only to be told repeatedy it was never received and continued to be charged for their hazard insurance. Finally, over a year later, they confirmed receipt of the policy and claimed they credited, well first I was told the credit went towards the mortgage loan, then I was told it was credited to the escrow account, so not sure if there was a credit applied to either. The customer service reps were not able to show, verify with documentation, where the partial credit was applied. It is not visible in my online account docs/statements. I spent about 4 hours today working to settle this and still...no resolve. No supervisor , who apparently is the only one that can do something about this issue, is available because all of them are in a meeting...and no, I will not hold until they are out of their meeting. We are dealing with a huge investment, asset here. The time and energy I have spent in working to resolve this is unacceptable...for a partial credit bc apparently they did not receive the 2nd blanket condo policy doc...time to contact the BBB and move my mortgage to a competent and professional financial instituation. Any recomendations on that would be greatly appreciated!!! And thank you wells fargo for selling my mortgage to a financial anemic institution.

Absolutely horrible! They tell you what you want to hear and NEVER follow up as promised even when you are escalated to the Supervisor. My loan has a 4 year perfect history and all I need is a Subordination Agreement so I can complete the Refinance of my first mortgage which will save me $600 per month and I have been getting the run-a-round for a month! Many conversations and nothing but lies and excuses and misinformation! The decision makers HIDE behind an iron curtain that even the customer service Reps can not get through to them! 38 Years in the banking industry (Mortgage industry specifically - ironic!) and I have NEVER seen such a lack of service or accommodation or lack of regard for customer assistance!!!! Its disgraceful!! Im now trying to get through to the Presidents office to file a Presidential complaint to try to motivate SOMEONE that can get me what I need! ****STAY AWAY FROM THIS COMPANY ****

I refinanced my home in October 14th of 2020, I have a refund coming back, to this date I still cant get my refund, this will be the 7th check to be mailed out, I was in California for business, went by there office, had to ring intercom, was told nobody at office building, they all were working remotely, as I sat in the parking lot, there were employees going and coming from the building and yes ( they were swiping badges ).

Customer service was great. However, I am very upset I am not getting my tax information by mail. I do not have a printer. Now I have to go find some place where they can print it. I am 69 years old and handicapped. Very upsetting.
